Yandex and TOCHNO Partner for Smart Buildings in Eight Regions

Senior representatives from Yandex and TOCHNO Group formalize the smart building partnership agreement.
Yandex and the TOCHNO Group have signed a strategic partnership agreement. “Domiland,” Yandex’s largest proptech platform, and the developer TOCHNO will develop a smart building project and launch a mobile application for residents of the developer’s residential complexes — both existing ones and those to be commissioned in the next three years.

The collaboration will introduce a mobile app for managing services in smart residential complexes.
Residents will be able to manage property management services from their mobile phones. For example, they can submit requests for appliance repairs, pay utility bills, or obtain passes to access the residential complex. The management company will be able to automate the work of the emergency dispatch service: all requests will go to a single center, and their execution times will be clearly tracked via the system. Additionally, the management company will be able to offer residents additional services. The application will be launched in the second quarter of this year and will be available to residents of over 23,000 apartments in existing residential complexes of the developer in eight regions of the country.

Yandex’s proptech platform will act as an expert in creating the developer’s flagship project — the “Patriki” residential complex. Even at the design stage, the “Patriki” RC will incorporate modern smart building management technologies. For example, contactless access to the building, where doors to the RC territory and the entrance open automatically, and the elevator determines the desired floor on its own. To enter the residential complex territory and the entrance, residents won’t need to take out keys; a smartphone with the “Domiland” app will be sufficient.
Moreover, popular Yandex urban services will be integrated with the smart building. For example, when ordering delivery or a taxi via Yandex Go, the system will automatically request a pass to the RC territory for the courier or driver. The courier will see a one-time code for the intercom in the app, and the barrier for taxis will open when the ordered car arrives. The joint smart building project will appear next year.
Subsequently, similar tech-savvy homes will appear in TOCHNO projects across Russia — from Moscow to the Black Sea coast.
Thus, one of the projects where smart building management technologies will be implemented is the “Stolitsyno” residential complex, which the developer is constructing in the Aksaysky district of the Rostov region. TOCHNO positions “Stolitsyno” as a “district for a lifetime”. For social facilities, 5.7 hectares are allocated here: within walking distance, there will be a school for 1,300 students, two kindergartens with 300 places each, as well as adult and children’s clinics with 200 visits per shift. Parking lots will be moved outside the courtyards and placed along the perimeter of the blocks and in an underground parking garage, which supports the idea of a modern and convenient living space. The implementation of advanced digital technologies will organically complement the overall concept of the complex and make the project even more comfortable and convenient for living.
