Yacht Club, Warehouse, and 30 Houses to Be Demolished for New Complex

The demolition plan involves over thirty structures to clear land for a new residential development.
Public discussions on changes to the planning and land surveying project in the Leninsky district of Nizhny Novgorod will last until February 2. The project envisages the demolition of more than 30 residential and non-residential buildings to make way for a new residential complex.
The 17.12-hectare (42.4-acre) site is located within the boundaries of Zarechny Boulevard and Bauman, Pravdinskaya, and 25 Let Oktyabrya backwater streets. The agreement on developing this territory with the special developer «KM Nemeko» was signed in 2012. The project is being implemented in three stages, with the first one already completed. The second and third stages must be finished by 2030.
On the second stage, 11 residential buildings up to two stories high are slated for demolition. These are the buildings:
- Nos. 3, 5, 6, 7, 12, 14, and 16 on Kutuzov Street
- Nos. 11 and 15 on Magadanskaya Street
- Nos. 39 and 55 on Pravdinskaya Street
In addition, a yacht club and a warehouse on Pravdinskaya (buildings 41к2 and 47) will be dismantled, along with an administrative building on Magadanskaya (building 1). The demolition of all these structures must be completed by October 2029.
After that, on the cleared land, they plan to erect a 14–19-story apartment building with underground parking for 139 cars. Also, as part of the second stage, a public building, seven food service outlets, a utility building, and a kindergarten for 250 children will be built. Additional parking lots will appear — a total of 248 spaces.
By 2030, the investor is obligated to build a section of Pravdinskaya Street (from building 1 on Magadanskaya on the north side to the connection with the street in the 25 Let Oktyabrya backwater), reconstruct and widen the roadway of Matrosskaya Street, form an embankment zone, inner-block driveways, and sidewalks. Improvements will also be made, including the installation of recreation and sports areas.
In the third stage, the developer must demolish another 18 residential buildings. One is located at Kutuzov Street, 1, and the rest are on Matrosskaya Street (Nos. 5, 7, 9, 11, 17, 18, 20, 22, 21, 23, 25, 31 (two buildings), 33 (two buildings), 35, and 30A). A three-story public building will then be erected here. Another section of Matrosskaya Street will also be reconstructed, the entrance via Zavodskaya Street will be widened, and a pedestrian embankment with a mooring wall will be built.
Matrosskaya Street, where 17 residential buildings are set for demolition, is known for its unsightly appearance and is considered one of the most neglected in Nizhny Novgorod. Meanwhile, the elite houses of the River Park residential complex are already located nearby — they were built as part of the project«s first stage.
