Surgut to Eliminate Ghost Town, Develop Low-Rise Housing in Yunost

City authorities in Surgut have outlined plans for residential development, including clearing a ghost town and constructing low-rise buildings in Yunost.

The Yunost settlement in Surgut will be transformed in the coming years. Low-rise development is planned there, as announced by Ivan Sorich, director of the Department of Architecture and Urban Planning.

Existing wooden houses will be resettled, with residents receiving either new apartments or monetary compensation.

«We will try low-rise residential development of up to four stories. The city has this direction, taking into account all cost parts for social infrastructure facilities, which will also be provided for in the construction. This will be a comprehensive development territory (KRT), and at the same time we will try to implement the mechanism of low-rise residential development as an alternative to all those multi-story areas that exist and are planned on the territory of Surgut. I think everything will work out, everything will be fine,» said Sorich.

Also, according to the official, city authorities intend to get rid of a ghost town in Surgut, located in the Zheleznodorozhnikov district. Vacant cottages will be demolished, and a multi-story residential area will be built in their place.

«There will be objects of variable height. Public hearings will be held this year, we invite everyone,» said Sorich.

Also, in the foreseeable future, the city plans to start developing the area behind the railway station. It is also designated in the master plan for residential development. There is no investor yet, as first all necessary engineering infrastructure must be built.

Individual housing construction continues to develop in Surgut. Currently, land plots in the Chorny Mys area (Black Cape) are being auctioned. Their cost is 900,000 – 1,200,000 rubles (approximately $12,000 – $16,000 at current rates).
