Residential Building to Rise on Yaroslavl Barracks Site
The site of the former barracks in Krasnoperekopsky District has been fenced off. A new apartment building is planned to be built here.

A new residential building on the site of historical barracks will be built by a well-known developer in Yaroslavl.

The barracks building itself was demolished in 2012, and the land beneath it was sold at auction in 2024.
The history of the residential barracks at the Yaroslavl Great Manufactory was detailed in 2022.
The Regional Ministry of Construction confirmed that a construction permit has been issued to the company «Manezh». The document is valid until December 20, 2027.
According to the project, it will be a five-story residential building with one underground floor.
The developer «Manezh» was founded in Yaroslavl in 2014. Its founders are Yegor Malyshev and Marina Erina, who also own the group of companies «Yarstroyzakazchik».
Among their projects are residential complexes:
- «Clover Park» in Paris Commune;
- «Honey House» on Bolshaya Fedorovskaya;
- «Moscow Quarter» on Zhuravlyova Street;
- «October» on Blyukhera;
- «Dorodino» on Suzdalka.
In addition, companies in the group are constructing a house on the site of a demolished office on Saltykov-Shchedrin and the residential complex «Boroviki» in Zavolzhsky District.
The developer noted that ceramic brick will be used in the construction of the house. «The architectural solution of our object complements the historical heritage, creating a timeless space. The texture of the house, panoramic glazing, French balconies, dormer windows — these vivid details create an interesting appearance of the house,» commented the developer.
A total of 61 apartments are planned in the house, each with an individual gas boiler and functional layouts with spacious kitchen-living rooms.
According to the project, apartments on the fourth floor will receive windows in the mansards, providing a second light.
Separately, it is worth noting that in September 2025, authorities put up for sale other barracks buildings of the Yaroslavl Great Manufactory — buildings No. 3, 4, and 6. The starting price of each lot was 1 ruble (approximately $0.01 at current rates).
Earlier, the company «Perspektiva», part of the Yarstroyzakazchik Group, won an auction for the development of a block on Sverdlova Street.
