Near another cemetery, the Slavic Cemetery, several residential complexes have appeared in the last 10 years, one of the most famous being Svetlograd. Many apartments there were bought by students and young families.
The other day, Krasnodar realtor Irina Drobot shared in her Telegram channel a view from the window of an apartment in a nine-story building opposite the Vsesvyatskoye Cemetery.
“I was simply mesmerized by that view. A huge open space that will turn green in the warm season. I«m not scared at all, and not because I»m a realtor and I urgently need to sell this apartment, but simply because I am calm about cemeteries and understand that life goes on,” the realtor said.
93.RU asked Irina Drobot whether proximity to a cemetery affects the cost of an apartment and how buyers react to such a view.
“In fact, proximity to a cemetery does not affect the cost. We have several cemeteries in central districts, and real estate there is valued simply based on the desirability of the location, the condition of the renovation, and the class of the building. Even apartments near the Slavic Cemetery are in demand because they are new housing at an affordable price, but that was the case from the start. And apartments with a view of the ‘quiet neighbors’ are most often the same price as apartments facing the courtyard. Although in reality, negotiations may take place with an actual buyer, but that is possible for all properties,” the realtor noted.
According to the expert, if buyers have no fears or negative attitudes, they are, on the contrary, attracted by the open space and completed landscape, because they can be sure that in the near future no new high-rise will appear under their windows. As the realtor says, you can joke with such people about “quiet neighbors” and cookies for tea.
“I always try to discuss the view from the windows in advance if a cemetery is nearby, so that it«s not a surprise for the buyer. Colleagues have had cases where hysterics occurred during a showing because of the view. But these are more the exception than the rule. I think that statistically, apartments with a direct view of the cemetery take longer to sell. People have strong prejudices, and even if the buyer doesn»t have them, there will always be some well-wisher who will instill that it«s a sin, it»s expensive, or it«s unattractive. But I haven»t had any deals fall through for such reasons, because people initially understand whether a green zone with quiet neighbors is acceptable to them or not,” Irina Drobot concluded.
Previously, 93.RU reported that near the Vsesvyatskoye Cemetery and the Eternal Flame in Krasnodar, they were planning to build a shopping center, but in the end the plans changed slightly, and there will be a “universal store with an underground parking lot.”
