New Family Mortgage Rules Prompt Early Action in Chita

The end of 2025 proved unexpectedly active for the mortgage market: in December, issuance volume reached 613 billion rubles (approximately $7.7 billion at current rates) — the highest figure in the last five years. The majority was traditionally taken by family mortgages, and, as developers in Chita note, interest in them persists at the start of the new year. Partly due to changes in the mortgage program conditions, which will take effect in February.

From February 1, changes approved by the Ministry of Finance will take effect: if the borrower is married, the spouse must be included as a co-borrower. Essentially, even families that previously did not use benefits will register the loan with shared financial responsibility.

Therefore, Chita residents now have a good opportunity to purchase an apartment in a residential complex from eco-developer Priroda with a family mortgage under the old conditions. An additional argument is special offers: for example, in the Solnechny Gorod residential complex, a promotion with a discount* of up to 1.5 million rubles (approximately $18,800 at current rates) on apartment purchases continues — the offer is valid until the end of February.

The December results clearly showed: the market is sensitive to changes and knows how to act proactively. While the new family mortgage rules have not yet taken effect, offers with the old conditions and additional bonuses are becoming particularly noticeable. In the coming months, such opportunities will become fewer, and this is already reflected in deal statistics.
