New Boilers for Freezing Ufa Building, Management Company Explains

In the new building on Kustarevskaya Embankment in the Dyomsky district, where residents have complained about low apartment temperatures, new boilers will be installed for the rooftop boiler room to replace those that failed. The management company Progress-Ufa stated in response to a UFA1.RU inquiry that the building temperature is maintained at a normal level, but residents do not agree.

The house in the Yarky microdistrict was commissioned in November 2020, but after five years problems began: radiator temperatures dropped sharply and hot water disappeared. Residents say they now have to adjust to the times when it is available. The radiators at the time of inspection by UFA1.RU journalists were cold.
Residents said the problem was the rooftop boiler room and the failed boilers. This turned out to be the case — Progress-Ufa management company informed UFA1.RU of this in response to an inquiry.
After we raised the issue and called the management company, the first deputy head of the Dyomsky district, Alfis Gareyev, visited the building and said he was monitoring the situation. The official explained to residents that new boilers for the rooftop boiler room would definitely arrive, but first the old ones would be removed, then chimney measurements taken and ordered from a factory in Sterlitamak. After delivery, they will be installed with the new boilers before operation begins.
The first boiler was delivered to the building on January 30. Previously, boilers from the German firm Viessmann were on the roof, but now a local equivalent from Bashkortostan — Rossen from Tuymazy — has been found.
«Currently, the management company has purchased three Rossen gas boilers at its own expense. Their performance is identical to the Viessmann boilers. The first boiler was delivered on 30 January. The other two boilers will arrive within 4–8 weeks,» the management company told UFA1.RU.
According to the company, the actual temperature of the heat transfer fluid in the rooftop boiler room is 72 degrees Celsius (162°F), and heating is being provided. The management company says it has taken measurements in several apartments — temperatures there range from 18 to 22 degrees Celsius (64 to 72°F, against a minimum norm of 18°C).
«We ask for your understanding of the current situation, as our staff are taking all possible measures to quickly restore normal functioning of the utility systems,» the management company told residents.
Apartment owners told UFA1.RU that it is still cold in their homes, even though thermometers show +20 degrees Celsius (68°F). They say they have had to wait for hot water early in the morning.
«It seems they bought us a single-circuit boiler, which is purely for heating, but how this will affect the water — no one knows. Either we»ll have to buy a separate water heater or something else. We need the building«s project documents to understand how everything should function. We requested the boiler documentation, and the men are studying it,» a resident of one of the apartments said.
She noted that the building council tried to pressure her, and some of its members argued with her due to her active stance. Although, she says, some people thanked her for trying to fix the heating, and some even suggested she join that very building council, but she refused.
«I don»t know how long this will continue. Probably, warmer weather will come and we«ll still be solving these issues. Then, I suppose, everyone will forget because it will be warm and they won»t be bothered, but in the fall everyone will remember this. There hasn«t been much pleasant so far,» the resident said.
