New apartment building to rise on site of demolished Yaroslavl factory barracks
A well-known developer in Yaroslavl will build a new house on the site of demolished barracks.
A new multi-story residential building will be constructed on the site of the demolished barracks at the factory in Yaroslavl«s Krasnoperekopsky district. The area was fenced off in December 2025.
A derelict barracks building is located on one side of the fenced-off area.
«They are fencing off the plot there. The first photos were taken on December 18, but it seems they started earlier. My wife said they were walking around and measuring something before. They answered that they will build a 4-story residential building,» a local resident told 76.RU.
The only restored barracks block can be seen on the other side of the site.
The building was demolished in 2012, and the land under it was sold at auction in 2024.
The residential barracks project at the Yaroslavl Big Manufactory won a grand prix at a Paris exhibition over a century ago.
As clarified by the regional Ministry of Construction, the construction permit was obtained by the developer company Manezh.

«The validity period ends on December 20, 2027. It will be a five-story apartment building, including one underground floor,» the Ministry of Construction commented.
The company Manezh was established in Yaroslavl in 2014. The founders are listed as the owners of the group of companies Yarstroizakazchik, Yegor Malyshev and Marina Erina. They are well-known developers in the city. Among their projects are Klever Park in Paris Commune, Medovy Dom on Bolshaya Fyodorovskaya, Moskovsky Kvartal on Zhuravlyova Street, Oktyabr on Blyukhera, and Doronino on Suzdalka. Moreover, their companies are also constructing a house on the site of a demolished office on Saltykov-Shchedrin and the residential complex Boroviki in the Zavolzhsky district.
As told to 76.RU by the developer company, ceramic brick will be used in the construction.

The texture of the house, panoramic glazing, French balconies, dormer windows — these bright details create an interesting appearance of the house. The house will have 61 apartments, each with an individual gas boiler, thoughtful, functional layouts with spacious kitchen-living rooms,» the developer commented.
According to the project, apartments on the fourth floor will have windows in the attics, providing a second light.
In September 2025, authorities also put up for sale other residential barracks buildings of the Yaroslavl Big Manufactory. These were buildings No. 3, 4, and 6. The starting price for each was 1 ruble (approximately $0.01 at current rates).
