Legendary Nizhny Novgorod sites to be developed with new hotels

In recent years, Nizhny Novgorod has been attracting an increasing number of tourists. Interest stems from the city«s history, new public spaces, and major festivals. It»s no secret that there is a severe shortage of hotels and hostels — occupancy rates are almost always at 100% in summer and winter, and prices skyrocket. To accommodate everyone, the authorities intend to develop tourist infrastructure, particularly by constructing new hotels. NN.RU has gathered information about the hotels set to appear in Nizhny in the near future.

According to estimates by the local government, 2025 was a particularly successful year for the Nizhny Novgorod region: the area was visited by over 5 million tourists. The exact figure is still being confirmed, but, according to Deputy Governor Oleg Berkovich, «it is clear the threshold will be exceeded.»
During the high season, the official notes, hotel occupancy exceeded 90%. Rooms were snapped up especially quickly ahead of the New Year holidays, City Day, and major festivals.
According to Berkovich, by 2030, with federal support, the region plans to build 16 new hotels. A little earlier, by 2027, 10 modular hotels will appear. The exact list of locations has not yet been specified.
At the same time, a number of hotels are planned for construction in the regional capital itself in the coming years. For example, there are plans to build a five-star hotel opposite the Nizhny Novgorod Kremlin. It will appear on the site of the «kNizhny Novgorod» bookstore and the blood center. The 5- to 7-story building will have about 100 rooms. The hotel is intended to be built by 2030.
By 2028, the same developer, Estate Invest, plans to open another hotel next to the Corner Place business center on Piskunov Street. It will have 120 rooms.
On the other side of the Kremlin, on Bolshaya Pokrovskaya Street, a hotel with 170 rooms will be built. The five-star Savoy Pokrovskaya hotel will be erected on the site of a former confectionery factory. The developer is the Moscow-based company Guta-Development. Financing is provided through a state subsidized program. The DOM.RF bank will allocate over 1.8 billion rubles (approximately $20 million at current rates) to the company for the project.
The area of the «Nizhpoligraf» plant has been under reconstruction into a technopark for two years now, where training for teachers in the country«s secondary vocational education system will take place. It will also include a four-star hotel with 232 rooms. The hotel will belong to the Cosmos Hotel Group chain, which owns over 40 hotels in Moscow, St. Petersburg, Sochi, and other cities. The construction of the ten-story building will be handled by the local developer NNDK.
Near the future terrace park in the Pochainsky Ravine, there are also plans to build a 96-room hotel. The height of the building on Ilyinskaya Street will vary — four to five stories. The ground floor will house a restaurant with a summer terrace. Last December, the company NizhAvtoStroy received a construction permit.
After redevelopment, the Three Saints Church Quarter has become a separate tourist route. It features restored historic houses and daily guided tours. Soon, construction of a hotel with 76 rooms may begin at the intersection of Novaya and Korolenko streets. At the end of last year, the municipal department for urban planning approved changes to the territory planning and land survey project.
Another hotel in the historic quarter is planned for Studenaya Street. A house-museum of pharmacist Nikolai Evenius recently opened nearby, which tells the history of domestic pharmaceuticals. Last autumn, the company Russky Dom received permission to build a hotel.
There are also plans to attract tourists to new developing neighborhoods. For example, the area near the Chernigovskaya embankment is slated for improvement and housing construction. Developer GloraX also promises to restore two historic buildings related to the flour mill of the trading house «Yemelyan Bashkirov and Sons.» They will be converted into apartments. The ensemble is intended to be complemented by a stylized five-story hotel with only 24 rooms.
Several new hotels will also appear in the Rowing Canal area, where large-scale construction is planned. For example, a wellness complex with a hotel is already being built there. Construction is being carried out by the company Ecopark-Nizhny Novgorod. The site is planned to include bathhouses, open-air pools, and a walking area. Work is scheduled for completion in 2026.
On the opposite side from Victory Park, the authorities have promised to build the H2O hotel complex. It will be located in the area of the closed Robinson restaurant. At the end of 2024, the K2 company received a construction permit for the hotel. The complex will consist of four buildings connected by walkways and two standalone buildings. In total, the complex will have 300 rooms. Landscaping and improvement of the surrounding areas are planned. The project is due to be completed in 2028.
Regarding the Zarechnaya (Trans-river) part of the city, a 1,700-seat congress hall is planned to be built near the Nizhny Novgorod Fairgrounds for hosting important large-scale events. A five-star hotel with 180 rooms is also set to appear there. The construction site is already fenced off, with renderings of the future buildings displayed.
Incidentally, these are far from all the proposals for new hotel construction in Nizhny. For example, investors are eager to build hotels near the circus building in the Kanavinsky district, next to the Sredny market, on the site of the champagne wine factory in the Sovetsky district, or even on the Pechersky Sands. However, detailed information and decisions on these plans are not yet available.
