Krasnodar distillery to become apartments and university

In the historic center of Krasnodar at 6 Mitrofana Sedina Street, hidden deep within the lot, stands a red brick architectural monument — a distillery that operated for over 100 years. In recent years the building has been idle, and now news has emerged — the architectural monument is awaiting reconstruction, and at the same time later additions will be demolished. 93.RU learned the details of the project.

A brief history

The Krasnodar distillery was built to a standard design for state-owned liquor warehouses, where alcohol and vodka were produced. The project was adapted by the renowned Kuban architect Vasily Filippov. In April 1902, the complex of buildings on Kotlyarevskaya Street (now Mitrofana Sedina Street) was taken into state ownership. The enterprise was built of red clay brick in the pseudo-Russian and Russian-Byzantine style.

With the arrival of Soviet power, the warehouse was nationalized with an estimated value of 636,467 rubles. As of 1 January 1927, according to the inventory, the distillery at 6 Sedina Street had «a main two-story building with a semi-basement, a two-story building for storing finished products, a two-story residential house, 5 tanks for storing alcohol, its own artesian well, two underground tanks...»

The production building of the plant was partially destroyed during the Great Patriotic War and restored in 1945. In the late 1980s, a third floor was added above the central part of the building. Repair, restoration and reconstruction work was carried out taking into account the original style of the building.

In 1992, the plant became the joint-stock lease enterprise «Krasnodarskoye», then the limited liability partnership «Extra», which later became a closed joint-stock company.

As history enthusiast Denis Fedorenko discovered, in 2000 a purchase and sale agreement was concluded between CJSC Extra and LLC Serebryany Rodnik, on the basis of which the plant became the property of the latter. The plant has not been operating since 2006.

Over 5 billion for reconstruction

In late April 2026, Dom.RF bank announced that it would support the restoration of the distillery building on Mitrofana Sedina Street. The building owner, Serebryany Rodnik, is responsible for implementation. Plans include housing a Kuban State Medical University (KubSMU) educational building, residences and commercial space. The total budget, according to Dom.RF, is about 5.5 billion rubles (about $61.1 million at current rates).

The State Protection Department for Cultural Heritage Sites of Kuban, in response to a request from 93.RU, said that the scientific and design documentation for the preservation of the architectural monument was developed by LLC Pamyatniki Kubani. The project passed state expert review and received approval from the regional administration.

«It should be noted that the said design documentation provides for, among other things, the adaptation of the above-ground premises and the basement of the monument for modern use,» the State Protection Department told 93.RU, adding that they have no other information.

The press service of KubSMU told 93.RU that «the university is interested in expanding its space to create a modern educational and clinical infrastructure» and separately noted that the university and Dom.RF signed an agreement aimed «exclusively at exploring possibilities for financing the construction» of the educational block.

Alexander Trofimov, director of LLC SZ Serebryany Rodnik, told 93.RU more about the plans for the reconstruction of the distillery.

«The items of protection are the building facade and several interior elements — cast-iron columns, a cast-iron staircase, and a fragment of floor mosaic. Everything else inside is subject to demolition, only load-bearing walls remain. Redevelopment will be carried out. According to the project documentation, there will be a 32-apartment residential building here. This residential building has already been approved by all documents. This is the only cultural heritage site in Krasnodar Krai that has received the right to be adapted for housing,» Alexander Trofimov told us.

Lenin to be preserved, territory landscaped

The company had previously explored the possibility of building housing on the site. According to Alexander Trofimov, initially an elite residential complex was planned on the site of Soviet-era workshops, which are not cultural heritage sites. Plans included six residential entrances and underground parking. The documentation was first for a ten-story complex, then for a six-story one, due to restrictions in the historic center that have been in effect since 2019. However, the project was never implemented due to disagreements during approval.

Recently, representatives of KubSMU approached the company with a proposal to build an educational building; their main building is across the street. Serebryany Rodnik was interested in the idea. The KubSMU building will be built exactly on the site of the Soviet-era workshops, which are already being demolished. After the work is completed, the university will buy the plot together with the building.

«The territory will be landscaped and all buildings will be brought into a unified development concept. Since we are in a protected zone, all work is coordinated with the State Protection Department. We have designed utilities, landscaping, parking spaces — 32 parking spaces for 32 apartments, and we will also have a fitness center and various commercial facilities on the basement floor, so there will be parking for employees as well,» Alexander Trofimov said.

Separately, the director of Serebryany Rodnik noted that the documentation took a long time to approve because there were nuances with the foundation and brickwork, as the building is located in an area of high seismic activity.

The cultural heritage sites on the plot include not only buildings but also a concrete bust of Lenin, created by sculptor Alexandrov in 1936. According to Alexander Trofimov, there were 26 such busts in total. Why this particular one received protected status is unknown. During reconstruction, the bust will be painted with bronze paint (as it was originally) and installed on a pedestal in a nearby square.

While all documents are ready for the 1902 brick building, the project for the new educational building is still being approved. Investments specifically in the architectural monument where the apartments will be located are estimated at 900 million rubles (about $10 million at current rates).

Active work on the site will begin in a month or a month and a half. The reconstruction is scheduled to be fully completed by the end of 2028.
