Investors plan development in Burnakovka and near Rossiya cinema
Authorities of Nizhny Novgorod Region have signed two agreements on the comprehensive development of territories. The projects include the construction of residential buildings, an ice arena, and an entire microdistrict.

Nizhny Novgorod authorities announced the conclusion of two agreements on the comprehensive development of territories with investors. The development will affect plots in the Leninsky and Moskovsky districts of the city.

A residential building and an ice arena will be built on the site of the former Rossiya cinema.

The first project will be implemented by the company «Karo-Film» at the intersection of Leninsky Prospekt and Zarechny Boulevard. On an area of 1.74 hectares, it is planned to build a residential building with 597 apartments and a covered ice arena for mass skating and sports activities. The area of the sports facility will be nearly 3,900 square meters. After construction, the arena will be transferred to the ownership of the region. Total investments in this project will exceed 4.3 billion rubles (approximately $47.8 million at current rates).

The second agreement was concluded with the special developer «Burnakovka». It will develop a territory of more than 13 hectares on Burnakovskaya Street. Currently, there are non-residential objects that will give way to a new microdistrict. The complex will include:
- nine apartment buildings up to 25 stories high,
- multi-level parking,
- a public transport area,
- a kindergarten for 230 places, which after construction will be transferred to municipal ownership.
The investor will also improve the territory along the shores of Burnakovskoye Lake and conduct environmental measures to reduce the sanitary protection zones of industrial enterprises. The implementation of this project is planned for 15 years. It is expected that about four thousand people will be able to move into the new apartments.
Plans for the construction of an ice arena on the site of the former «Rossiya» cinema have been discussed since 2024. The building was purchased by the company «Reka», affiliated with the St. Petersburg developer Veren Group.
