Historic Novosibirsk building saved, 50 million rubles for restoration

A historical building on Yakusheva Street in Novosibirsk, built around 1912, will be restored with an investment of about 50 million rubles (approximately $556,000 at current rates) after being sold at auction.

In Novosibirsk, auctions were held for the sale of two cultural heritage sites – houses of the Novonikolaevsk station residential complex on Yakusheva Street.

As Mayor Maxim Kudryavtsev noted, the sites are in emergency condition and need to be restored.

«Therefore, the key condition of the competition was the investor«s obligation to develop a restoration project and bring them into order while complying with all requirements for the preservation of cultural heritage,» the city head wrote in his Telegram channel.

Thus, the building at Yakusheva Street, 142, was sold for 31.6 million rubles (approximately $351,000 at current rates), although the starting price was 1 ruble. The winner was the specialized developer «Zagorskie Kvartaly» – one of the legal entities of the «AR.TEGO» company group. Maxim Kudryavtsev emphasized that along with the purchase of the land plot, the investor enters into a long-term lease agreement with an annual payment of 1 ruble.

In a conversation with NGS, Dmitry Suvorov, head of «AR.TEGO» LLC, explained that under the contract, they first need to complete the reconstruction project, and after approval, proceed with the work.

«We are a project developer. We have our own design organization and our own construction organization. We will perform all these works,» he explained.

The interlocutor added that the company has been trying to obtain permission for the building«s reconstruction for six years. According to Dmitry Suvorov, before winning the auction, they offered the administration several projects for the preservation of the monument.

«We have an office in the neighboring building, and from the window, this monument was visible. We fought for its preservation at the time, wrote letters, because it was abandoned,» the developer noted.

The company director added that they plan to invest about 40–50 million rubles (approximately $444,000 to $556,000 at current rates) into the work, 10 million of which will go for project development. He specified that according to the documentation, the work must be completed within five years.

According to Kontur.Fokus, «AR.TEGO» LLC was established in April 2007. Its director is Dmitry Suvorov. The company«s main area of activity is architecture. Revenue at the end of 2024 was about 100.7 million rubles (approximately $1.12 million at current rates).

The website also states that «Zagorskie Kvartaly» specialized developer LLC was founded in May 2025. The head of this company is also listed as Dmitry Suvorov. The main type of activity is the construction of residential and non-residential buildings.

According to 2GIS, the residential house of the Novonikolaevsk station complex of the Altai Railway was built around 1912. The building is associated with the development of railway infrastructure in the early 20th century. At that time, such houses were built for the residence of railway workers and their families.

The mayor of Novosibirsk clarified that the winner for the second object refused the deal. The house will be put up for auction again after preparation.

Earlier it was reported that in Novosibirsk, they plan to extend Kirova Street to Klyuch-Kamyshenskoye Plateau. Residents were shown the project.
