Golden Ring Expansion to Hike Rental Prices in Nizhny Novgorod Region

The inclusion of new cities from the Nizhny Novgorod Region into Russia«s Golden Ring may lead to a 15–20% increase in daily housing rental prices this year, according to Elena Bobrovskaya, a leading analyst at the real estate platform Cian.
By the 60th anniversary of the tourist route, it will expand to include 49 settlements, up from the original eight. Among the new locations are ten from the Nizhny Novgorod Region:
- Nizhny Novgorod
- Arzamas
- Bogorodsk
- Vyksa
- Bolshoye Boldino
- Gorodets
- Diveyevo
- Purekh
- Pavlovo
- Chkalovsk
«Including new settlements in the route will boost their attractiveness and foster the development of the daily rental market. Amid growing interest, rates by year»s end may rise by 15–20%, primarily in cities with good logistics where prices are still below the market average — such as Arzamas, Gorodets, Galich, Myshkin, Gus-Khrustalny, and Shuya,« noted Bobrovskaya.
Analysts say almost half of all housing offerings in the new locations are concentrated in Nizhny Novgorod. Diveyevo and Arzamas also rank among the leaders in terms of the number of accommodation options.
The average cost of a daily rental across all Golden Ring settlements is 3.5 thousand rubles (about $39 at current rates). Meanwhile, in the eight original cities of the route, it reaches 4.5 thousand rubles (about $50), and in the new ones — 3.3 thousand rubles (about $37).
The highest rates were recorded in Suzdal and Plyos, where accommodation costs an average of 7.5–8 thousand rubles (about $83–89) per day. They are followed by Nizhny Novgorod at 6 thousand rubles (about $67) and Diveyevo at 5.3 thousand rubles (about $59).
Separately, it was noted that the Nizhny Novgorod Region will join a federal experiment on regulating guest house activities starting September 1, 2026.
