Foundation and Second Floor Work Underway in Nizhny Mini-City

In the Novoye Olgino microdistrict, construction of a new residential complex continues. The first building is planned for delivery in the fourth quarter of 2027, representatives of the Strategiya Razvitiya Nizhegorodskoy Oblasti (Strategy for the Development of Nizhny Novgorod Region) reported.

The site near the village of Olgino is being developed under the integrated territorial development (ITD) mechanism. Last year, the regional Direktsiya po Stroitelstvu (Construction Directorate) was issued a permit for the construction of three 25-story residential buildings.
On the first building, a concrete monolithic frame is being installed, and installation of the second-floor slabs has begun. The pile foundation for the second building has been completed — a total of 450 piles, each 12 meters long. The excavation pit for the third building has been dug.
The first building is planned to be completed in Q4 2027, with key handover scheduled for the first half of 2028. It is noted that the construction of the new residential complex will be an important step in forming a new urban quarter as part of the Novoye Olgino microdistrict.
In addition to housing, social and commercial facilities, kindergartens and schools, sports grounds, and convenient transport infrastructure will appear there.
“A duplicate of Gagarin Avenue with a bridge across the Oka River will play a significant role in transport accessibility,” the organization’s representatives noted.
As previously reported by NN.RU, the company will receive 28.9 billion rubles (approximately $321 million at current exchange rates) to create the quarter. The new residential complex is designed for about 10,000 residents. Apartments will also be provided to orphaned children and Nizhny Novgorod residents eligible under the program for relocating from dilapidated and emergency housing.
In the long term, in the Olgino area, they plan to build nearly 1.4 million square meters of housing. The construction of two clinics, three schools with 5,700 places, and ten kindergartens for almost 3,000 children is also envisaged. In the future, as authorities believe, at least 46,000 people could live in the microdistrict.
Earlier, we reported that in the coming years, Nizhny Novgorod authorities plan to carry out large-scale development of the southern part of the city. Near Novinki and Olgino, dozens of new houses, schools, and kindergartens are to be built. The development plans cover a total area of about 500 hectares.
