According to experts, the program will change significantly in the near future: borrower requirements will become stricter, and the approval process itself will become more complicated. As noted by Aygul Zaynetdinova, head of the mortgage brokers department at the Prime Development group of companies, key changes will affect the composition of borrowers and requirements for their financial reputation.

— There are less than two weeks left until the time when one spouse will not be able to participate in a family mortgage deal, excluding the other with a notarial consent or marriage contract. Now husband and wife must act as co-borrowers, and both need to have a good credit history. The presence of a preferential loan issued after December 23, 2023, and a problematic credit history even for one of the spouses can hinder approval, — the broker emphasizes.

Additional pressure on family mortgage terms is also exerted by changes in state support. Since January 1, the state has reduced the compensation to banks for preferential programs by 0.5 percentage points. This is already affecting the policies of credit institutions: banks are strengthening borrower checks, more carefully assessing income levels and debt burden. Moreover, the reduction in compensation leads to an increase in the down payment — offers with a threshold of over 40% have already appeared on the market.

Against this background, discussion continues on the introduction of a differentiated interest rate for family mortgages. It is assumed that for families with one child, the rate will be higher than the base rate; for parents with two children, it will remain at the current level; and for large families, it may drop to 4%. The final parameters have not yet been approved, and adjustments are possible throughout the year, adding uncertainty for potential buyers.

At the same time, the program also has a positive aspect.

— Starting February 1, clients who are now applying for a combo mortgage with a family mortgage loan amount exceeding 6,150,000 rubles (about $68,300 at current rates) will have the opportunity to refinance the market-rate part of the loan after a key rate decrease, while keeping the preferential part unchanged, — notes Aygul Zaynetdinova. — However, only those who manage to complete the deal in the near future will be able to take advantage of this.

Experts emphasize: purchasing housing under the current family mortgage terms is possible right now at the sales offices of the Prime Development group of companies.
