Demolition of 32 buildings for Nizhny Novgorod housing

More than 30 homes and non-residential buildings are planned for demolition in Nizhny Novgorod«s Leninsky District for the construction of a new residential complex. Changes to the planning and land surveying project for the Zaton 25 Let Oktyabrya area are currently undergoing public discussion, lasting until February 2, according to the city hall website.

The site covers 17.12 hectares within the boundaries of Zarechny Boulevard, Bauman, Pravdinskaya streets, and Zaton 25 Let Oktyabrya. An agreement for the development of this territory with the special developer KM Nemeko was concluded back in 2012. The project is being implemented in three phases, with the first already completed. Work on the second and third phases must be completed by 2030.

In the second phase, 11 residential buildings up to two stories high are planned for demolition. These are buildings No. 3, 5, 6, 7, 12, 14, and 16 on Kutuzov Street, No. 11 and 15 on Magadanskaya Street, and No. 39 and 55 on Pravdinskaya Street. Additionally, the developer will have to demolish the yacht club and warehouse on Pravdinskaya Street (houses No. 41k2 and No. 47) and an administrative building on Magadanskaya Street (house No. 1). Demolition of all structures must be completed by October 2029.

After that, on the cleared territory, a 14-19 story apartment building with an underground parking lot for 139 cars is planned. Also, as part of the second phase, a public-purpose building, seven food service points, a utility building, and a kindergarten for 250 children will be built here. Additional parking lots will be added — totaling 248 spaces.

By 2030, the investor also commits to building part of Pravdinskaya Street (from house No. 1 on Magadanskaya Street on the north side to the connection with Zaton 25 Let Oktyabrya Street), reconstructing and expanding the roadway of Matrosskaya Street, forming an embankment zone, intra-block driveways and sidewalks, performing landscaping, and equipping recreation and sports areas.

In the third phase, the developer will have to demolish another 18 residential buildings. One is located on Kutuzov Street, 1, and the rest are on Matrosskaya Street (No. 5, 7, 9, 11, 17, 18, 20, 22, 21, 23, 25, 31 (two buildings), 33 (two buildings), 35, and 30A). Then, a three-story public-purpose building will be erected here. Another part of Matrosskaya Street will also be reconstructed, the entrance on Zavodskaya Street will be expanded, and a pedestrian embankment with a berthing wall will be built.

Due to its unsightly appearance, it gained status as one of the creepiest in Nizhny Novgorod.
