Chita Quarter Plan Features Central Hotel Amid Thematic Gardens

The concept for the future Chita Quarter, which will be built as part of the comprehensive development of the area at the intersection of Kastrinskaya, Lenina, and Bogomyagkova streets, was described on 26 January to a Chita.Ru correspondent by Dmitry Son, co-founder of LLC «ST». The company is implementing the project.
The Chita Quarter concept is based on the creation of thematic flower beds, which will be an organic extension of the architecture of commercial buildings in the style of Chita«s architecture. According to Dmitry Son, the process of developing design and estimate documentation is currently underway.
«Only four apartments remain to be resettled: two at Bogomyagkova, 15, one at Kastrinskaya, 12, and one at Kastrinskaya, 16. We are offering the owners decent compensation, with which they can purchase good apartments in the center of Chita. Unfortunately, the respondents do not agree. But we are ready to wait for court decisions,» Son said.
On the site of the so-called «Bermuda Triangle» (the area at the junction of Lenina, Bogomyagkova, and Kastrinskaya streets), it is planned to build the hotel and business complex «Chita Quarter». The investor received a loan of 1.2 billion rubles (approximately $12 million at current rates) from DOM.RF Bank. The project, with a total cost of 2.23 billion rubles (about $22.3 million at current rates), includes the construction of a hotel complex, reconstruction of historic buildings, including three cultural heritage sites, as well as improvement of the quarter«s territory with a total area of almost 1 hectare. The city administration announced tenders for the right to reconstruct the historic development area in February 2024. The lease agreement term is 5 years and 6 months. The reconstruction of the «Bermuda Triangle» was included in the master plan for Chita«s development, and the decision to resettle and reconstruct this quarter was made in the summer of 2023; there will be no residential buildings on this site.
An independent appraisal was conducted in this area as part of the comprehensive development program. The average housing price was 79.6 thousand rubles per square meter (approximately $796 at current rates). Housing was planned to be bought out from owners at the price stated by the appraiser, and they could also be offered alternative apartments in different districts of the city. He owns the company equally with construction businessman Maxim Tyutyunnik and Vladimir Zabelin. There is no financial information on revenue in open sources.
