Behind the European-Style Facades of Kuznetsovsky Zaton in Ufa

Quirky little houses
Kuznetsovsky Zaton is one of the young districts of Ufa, and it is very multifaceted: the first part is the most well-known, built up with 9-10-story buildings, and even taller ones have appeared nearby. The second part consists of cottages, and not the cheapest ones. And there is a third part — a mixed one: here they built both simple houses and a rich (in appearance) residential complex, and that«s where UFA1.RU went. We tell you what this part looks like and how much housing costs there.

15,000 Residents

That«s the whole difference
The third part of Kuznetsovsky Zaton includes parts of Geologov (Geologists) and Ispytateley (Testers) streets, as well as Geroya Zorina (Hero Zorin) Street, which runs in one place, but the houses belonging to it are located in another. Ispytateley is mainly known for being the former detour of the closed Pugachyovka, but otherwise it goes deep into the district.

Here stands the «Seasons» residential complex, which, in general, is no different from the neighboring houses: simple buildings with a small (by modern standards) number of floors, all colored. Only the «Seasons» has a ventilated facade, while the houses on Ispytateley do not.

Standing close to each other
Housing prices are roughly the same: one-bedroom apartments or studios can be bought here for 3–5 million rubles (approximately $33,300–$55,600 at current rates). Many sellers offer ready-made apartments, some with just finishing, but without furniture.

There are sports grounds near the houses
Between the high-rises, identical cottages are neatly spread out — there are only 7 of them here. But if you go towards Geofizikov (Geophysicists) Street, there will be more cottages.

Possibly some of the beautiful houses in the city
Mainly because of their presence, it is difficult to count how many people live in Kuznetsovsky Zaton, but according to our modest calculations, the district is home to about 15,000 people.

Balconies, possibly already built-in, or there are none at all (and where to store all the junk?)
Why do we need this number? We wondered — will the new school (which, by the way, will be the largest in the Volga region) be enough for all the children who live here? And it seems that it won«t be enough, unless instead of 2,200, there will be 4,000 studying there (overcrowded schools are a common story).

The Beauty of Freedom

Ground floor (relative to the ground — first floor)
Our attention was drawn to the very interesting residential complex «Freedom», which stands out strongly with its architecture, as if it were completely atypical for Ufa.

Gratings instead of balconies
Everything here is done in a European style, the buildings have different heights — the architect seems to be playing. There are no usual balconies; their place is taken by grilles for air conditioners.

Houses seem to float
The construction of this residential complex in 2022–2024 was carried out by the company «StroyTEK», whose subsidiary plans to build a helicopter pad near the Zininsky overpass. The same developer intends to build a «quirky house» near the Eastern Exit.

There are 8 apartments on each floor.

The house was built for almost 10 years
The building has been commissioned but is still not fully occupied. On the developer«s website, you can see the layout of 30 available apartments; on the listings website, about 50 units are for sale. Prices here are relative: a two-room apartment of 80 square meters costs 10 million rubles (approximately $111,100), and for the same amount you can find a three-room apartment. A two-room apartment of 40 square meters costs almost 6 million rubles (approximately $66,700).

Surprisingly, studios and one-bedroom apartments were also found here: the former cost around 4 million rubles (approximately $44,400), the latter 5–8 million rubles (approximately $55,600–$88,900). Such a spread is related to what is inside: for the minimum price you get only the walls, and for the maximum, as you understand, both electrical and plumbing.

The «Belaya Reka» (White River) residential complex is clearly visible, and we will talk about it later. Spoiler right away: it was built for almost 10 years. Yes, a long time. And then you will understand why.

The building never found a use
Ten-Year Long Construction

The interchange was launched in the autumn of 2024
But in the third part of Kuznetsovsky Zaton, we were more interested in the former «Belaya Reka» residential complex — it was built by the company «Gosstroy». The firm belonged to former Ufa deputy Kirill Badikov, whose arrest in 2022 was a high-profile event, but by the time of the verdict in 2025, everyone had already forgotten about him.

Two houses are under construction
Construction of the building started in 2014, but progressed slowly, with contractors changing one after another. After six years, two sections were commissioned, but otherwise everything stalled again, as in 2022 «Gosstroy» terminated the contract with the general contractor. The same year, a new developer took over to complete the building — in 2023 the residential complex was officially commissioned, but it is no longer officially called «Belaya Reka».

The district is being actively built up
Its architectural solution is very interesting — the balconies are made not straight but as if sideways, which makes the building seem «sharp,» thereby attracting attention. But the whole trick is in the hinged panels, which, although used to reduce costs, create some illusion of complex architecture.

In winter, heat must be conserved
The building looks rich from the outside, but the price tags for apartments are not much different from others in Kuznetsovsky Zaton. For example, a one-bedroom apartment of 33 square meters is sold for 5–6 million rubles (approximately $55,600–$66,700), and if you take one with only finishing and without furniture — just 3 million rubles (approximately $33,300). Out of 17 listings, in eight the apartments were empty. It«s hard to say how many apartments are not yet occupied, but there are 950 in total in the building.

Read the classics
Next to the residential complex in 2024, a development plan was approved: there are currently auto repair shops, a philharmonic parking lot, and all this is to be demolished and built up with houses and social institutions; the plan also found a place for a snow-melting station. Two new ones are already operating in Zelyonaya Roshcha (Green Grove), residents protested against them, but in the end resigned themselves because they do not feel any bad smells from melting snow.

The first floors of the building are given over to shops
Another notable place near «Belaya Reka» is a huge building in which they wanted to open a hypermarket, but there was a tangled story with the sale of the land and the subsequent dismissal of an official, then they wanted to launch it in 2020, but COVID interfered. And after that, it was not up to it.

And that same «Seasons» residential complex, as well as the very first part of Kuznetsovsky Zaton.
And on one of the entrance doors, there was a notice asking residents not to close the door and window. However, in the end, they were closed anyway.
The author also signed that «A. S. Pushkin is taking part in the rescue» — and indeed, two collections of his works are still standing.
From «Belaya Reka» you can see another interesting project — «Alpine Park». Its style is reminiscent of Moscow from the Luzhkov era (the era of former mayor Yuri Luzhkov) — build whatever you want, it doesn«t matter if it fits into the overall appearance or not.
On the facade of this building, you can see pseudo-columns (pilasters), cornices, and other decorative elements, which give it a «luxurious-expensive» look. The building does not look massive because it is divided by balconies. The main feature seems to be the tower that stands on the corner of the building, but it seems to have a technical purpose — for a rooftop boiler room or something like that.
This building was constructed by the little-known developer «KhOS-Engineering», owned by Roman Tineev. His namesake defended a candidate of technical sciences dissertation at Ufa State Petroleum Technological University (UGNTU) in 2003. The company was registered in 2010 in Ufa, but it is known that this is its first own project.
The building has 14 floors and more than 200 apartments. Despite the rich appearance, prices here are about the same as in the entire district: a 4-room apartment of 133 square meters can be purchased for 10 million rubles (approximately $111,100). A one-bedroom apartment of 30 square meters — for 5–6 million rubles (approximately $55,600–$66,700).
It must be assumed that the district will be developed further, because the location is potentially advantageous: near the city exit, the embankment, the city center. If someone makes an effort, another embankment could be made — in Kuznetsovsky Zaton, but even in that case, the wait will be very long. Maybe the next civilization will witness it.
