Sochi's Five-Star Hotel Count Grows by Eight

The city's investment portfolio includes plans for 44 more four- and five-star accommodation facilities by 2033. This year, eight new five-star hotels have opened.

Sochi officials say five-star hotels are in high demand and driving growth.

In 2026, the number of five-star hotels in Sochi increased by eight. In total, the resort now has 34 such properties with 3,800 rooms. This was reported by the city administration«s press service.

This year, the Grand Cascade, Marina Garden Sochi, and the boutique hotel Pinsky opened; in April 2026, the DoubleTree by Hilton Sochi Krasnaya Polyana was commissioned. Modern five-star hotels are operating in Sirius, the largest of which is Mantera Suprem.

— “We see a 30 percent growth due to the construction of new accommodation facilities, buildings, and the reconstruction of historic health resorts. This is primarily due to high demand for new premium-class hospitality standards. Our hoteliers are constantly improving service, expanding the range of basic and bespoke services. In the current summer season, five-star Sochi hotels are also participating in the preference program and offering guests discounts on accommodation and wellness procedures, as well as additional compliments,” said Andrei Proshunin, head of Sochi.

Five-star hotels in Sochi feature modern designer rooms, branded restaurants, transformable banquet halls with professional presentation equipment. There are 24-hour luggage delivery services, room service, and flexible meal plans, as well as SPA complexes, massage rooms, beauty salons, and pools with sea and thermal water.

Depending on location, there are special features. For example, five-star hotels at the Gazprom Polyana mountain resort — Grand Hotel Polyana and Polyana 1389 Hotel & Spa — focus on combining active leisure with deep wellness. In addition to professional training (crossfit, yoga, Pilates, Nordic walking), guests are offered infusion therapy courses to restore energy and normalize sleep. At the Rosa Khutor resort, the premium segment is represented by two iconic properties: the world-renowned Radisson Hotel, Rosa Khutor, and the second is Rosa Springs, the only balneological hotel in the mountain cluster specializing in deep recovery and comprehensive wellness programs.

On the seafront in central Sochi, Luciano Hotel & SPA Sochi is fully occupied year-round. This season, it switched to an all-inclusive concept and introduced a “No Turbulence” rate for road travelers. The hotel complex with its own beach and year-round outdoor pool offers a wide range of wellness programs and medical diagnostics.

The five-star Rodina Grand Hotel & SPA Sochi focuses on exclusivity: the hotel«s health and longevity club offers guests professional rejuvenation programs and restoration of inner balance.

Sochi hotels are actively adopting modern trends. For example, the Grand Cascade hotel successfully passed the “Travel with Pets” certification. Now guests have specially equipped rooms, hypoallergenic cleaning, and pet accessories. The beach of the Pullman Sochi Center hotel — the LiPrime space — has become a center of attraction. There, the aesthetics of the past meets modern leisure: from morning exercises and chess tournaments to retro evenings and book club meetings. The high-mountain Rixos hotel offers its guests a unique service developed and implemented jointly with Sochi International Airport — purchase of air tickets, check-in for the flight, obtaining a boarding pass, and baggage drop-off before leaving the hotel. Baggage is registered and delivered to the aircraft in accordance with all safety procedures, and after the flight, the passenger collects it at the destination airport.

Sochi«s room inventory totals more than 2,000 properties with a total capacity of over 142,000 beds. These include 59 sanatoriums, 162 large hotel complexes (5*, 4*, 3*), 7 children»s camps, and over 1,800 small hotels and guest houses. This year, construction is being completed on a new five-star hotel managed by the Korean chain Lotte on the Riviera beach and Polyana PIK in Krasnaya Polyana. In 2027, after renovation, the Primorskaya hotel (5*) will open. Large modern complexes are under active construction: Alean Sputnik Family, Sialia, Yakornaya Shchel, Medvezhy Ugol, Vera, and a hotel cluster in Ashe.

The resort«s investment portfolio includes over 62 major investment projects worth 702 billion rubles ($7.8 billion at current rates), of which 44 are in the hospitality industry, creating accommodation facilities primarily of 4* and 5* categories. By 2033, Sochi»s room inventory will be supplemented by more than 28,000 new hotel rooms, created in line with international hospitality standards.
