Cars flood into new Novosibirsk housing complex via private road
A new residential building constructed near a private neighborhood has caused local traffic concerns.
In the private sector of the Central microdistrict in Sadovy village, Novosibirsk district, traffic has increased following the construction of a new housing complex. Local residents fear this could lead to the road«s destruction.
As an NGS.RU reader reported, the handover of the «Sreda» residential complex has sent a large flow of cars pouring through their private sector along Sportivnaya Street. Meanwhile, the residents of the private sector maintain the road themselves.
«We have a dirt road, which is okay in winter, but when it warms up, it will simply be torn apart. The traffic has grown significantly, everyone is driving on our road,» said a resident of the private sector.
The developer of the «Sreda» housing complex is OOO SZ «ZhK Schastye» (Happiness Housing Complex). According to the «Kontur.Fokus» service, the company was established in 2022. The general director is Andrey Markov, and the founders are Andrey Markov (66.7%) and Vadim Domashenko (33.3%). As of the end of 2024, the organization«s revenue was zero, with a net loss of 46 million rubles ($511,100 at current rates).
According to the Siberian resident, the developer built a temporary technical passage from the industrial zone side for the complex«s construction but will remove it in the future. Then, an even greater flow of cars will travel through the private sector.
The administration of the Novosibirsk district told NGS.RU that there are no grounds to prohibit traffic on the private sector roads. Furthermore, these passages are not part of the district«s municipal property.
The administration of the Stantsionny rural council clarified that the developer was issued technical specifications for connecting the complex to Novoselyov Avenue via Sportivnaya Street.
«An alternative route for the owners of the »Sreda« housing complex exists and can be made via the inter-block passages of the Central microdistrict,» the rural council noted.
However, the construction of a new road to the «Sreda» housing complex is only possible after the installation of drainage and sewage systems. NGS.RU also sent a request to the developer; a response had not been received at the time of publication.
Recently, NGS.RU wrote that residents of apartment buildings in the Zatulinsky housing estate were left without a sidewalk due to the construction of a shopping center instead of a sports facility. Locals say they have to use the building«s plinth to reach their entrances.
