Yekaterinburg developer wins auction for land where housing is banned

The auction for a plot included in the comprehensive territory development program (CTD) near the railway station did not take place. Three companies applied, but only one developer made it to the bidding and will receive the land at the starting price of 161,032 rubles (about $1,800 at current rates).
Usually, auctions see fierce competition and land prices multiply, but not in this case. The peculiarity of the plot played a role: the winning developer will have to relocate residents and demolish two two-story buildings at 21 and 23 Strelochnikov Street at its own expense, but will not be allowed to build housing on the site — only a kindergarten.
This will be handled by the company Atlas Development, which is literally next door developing the territory of the former Strela trade base. Note that this is the first time this company has participated in a CTD auction.
«Only the company »Atlas Geroev«, which is part of the Atlas Development group, submitted a price proposal. Therefore, the auction for the right to conclude a CTD agreement for residential development has been declared invalid. For this reason, as the sole participant, we will be sent an offer to conclude an agreement at the starting price,» the developer«s press service confirmed to E1.RU.
Under the terms of the agreement, the developer must relocate the houses and prepare project documentation for the kindergarten construction by 30 November 2028, and build it by 31 October 2030. No other structures may be erected on the plot.
