Yekaterinburg developer buys land for kindergarten

An auction for a land plot in Yekaterinburg, which is part of the comprehensive territorial development (CTD) program near the railway station, ended without bidding. Of the three registered companies, only one submitted a price proposal, so the plot will go to the developer at the starting price of 161,032 rubles (approximately $1,600 at current rates).
The peculiarity of the territory is the special conditions: the future owner is obliged to resettle and dismantle two two-story buildings at the addresses: Strelochnikov Street, 21 and 23, at their own expense. However, housing construction is prohibited here — only a kindergarten is allowed to be built on the cleared site.
The winner was recognized as the company Atlas Development, acting through the structure Atlas Geroev. For this developer, participation in the auction under the CTD program was the first. Nearby, the company is already implementing a project on the territory of the former trade base Strela.
«Only the company Atlas Geroev, part of the Atlas Development group, submitted a price proposal. Therefore, the auction for the right to conclude a CTD agreement for residential development has been declared invalid. For this reason, as the only participant, we will be sent an offer to conclude a contract at the initial price,» commented the developer«s press service.
According to contractual obligations, by November 30, 2028, the developer must complete the resettlement of the houses and prepare project documentation for the kindergarten. The facility itself must be built and commissioned by October 31, 2030. The construction of any other buildings on the plot is not permitted.
The comprehensive territorial development program has been implemented in Yekaterinburg since 2022. The first apartment building constructed under it was put into operation last year.
