Ultima City DZhK Quarter Launches Third Phase

The large-scale renovation at DZhK continues. Work is in full swing on construction sites: alongside the erection of the first residential quarters, new roads are being laid, public spaces are being designed, and together they are shaping a modern urban environment aimed not at years — but at decades ahead. On an area of 28 hectares, the KORTROS Group has begun creating a full-fledged «city of the future», and now the ambitious project is moving to the next stage: the developer has opened sales of the third phase of the Ultima City quarter.

Part of a Grand Story

Importantly, this is not about building a single house or residential complex. Ultima City is only the first part of a large concept that will unite four independent quarters with different characters but a common idea.

Ultima City — a quarter with hi-tech architecture referencing the railway history of the area, with modern homes of increased comfort and developed infrastructure;

Art City — a space next to the Regional Music School dedicated to creativity and urban culture. Here they plan to create an art stage, a vertical garden, and a square with a rotunda;

Park City — the greenest quarter of the new district. Its concept is built around family life, walking routes, landscaped courtyards, and proximity to natural areas;

Perm City — a business cluster with 40-story skyscrapers, a hotel, and a technopark that will become a point of attraction for business and city life.

All four quarters are designed simultaneously, an approach that allows for pre-planning the transport scheme, social infrastructure, and architectural environment, leaving no room for haphazard development.

Together with housing, a school for 1,400 students, a kindergarten for 200 children, as well as new squares and public spaces will appear here. The developer also undertakes the construction and reconstruction of over 4.5 kilometers of roads, the creation of new pedestrian routes and transport infrastructure.

Future-Class Housing

The new quarter at DZhK has a fortunate and promising location. Nearby is the famous Chernyayevsky Forest (Perm), one of the largest forest parks in Perm with an area of over 680 hectares. Inside the microdistrict, there will also be its own green points of attraction: Park Gate Square, Entrance Square, Kormshchikova Square, and the Garden of Discoveries are sure to become favorite meeting and strolling spots.

The third phase of the Ultima City quarter is being built at the intersection of Vasily Kamensky Street and the new alignment of Ugleralskaya Street. Thanks to the development of the road network, it will be convenient to get to various districts of Perm from here. Within walking distance are schools, kindergartens, sports facilities, shops, cafes, as well as the Regional Music School and the Perm Arena sports complex.

Five sections from 7 to 25 floors will appear here. The houses are built using monolithic technology with brick exterior walls and a multi-layer insulation system, ensuring a comfortable microclimate inside in any weather. The facades will be clad with aesthetic and durable clinker tiles and composite aluminum panels; in the evening, the architecture will be highlighted by soft lighting.

A parking lot for 137 cars, including spaces for electric vehicles, will be located on the underground level. You can get here directly by elevator without going outside. The basement also provides 94 individual storage rooms for seasonal and bulky items, from clothes and tools to sports equipment.

Railway Romance Between Rivers and Forest

For many decades, the DZhK district was associated with the railway, and this imagery became the starting point for the architects. The façade design features lines, rhythm, and geometry reminiscent of railway infrastructure, but in a modern interpretation.

The public spaces of the quarter continue the overall concept. The enclosed courtyard has been named «Railway Journey». It will feature playgrounds made of natural materials, sports zones, and rest areas amidst an abundance of greenery.

According to the architects and landscape designers, the private space will create the atmosphere of an inspiring countryside trip: surrounding it are pleasing landscapes, and each element of landscaping seems to tell its own story.

The same mood is maintained inside: residents will be greeted by spacious entrance groups with designer finishes in calm coffee shades, lobbies. For comfort, stroller rooms and bicycle storage rooms are provided, so you can return home unburdened.

High Technologies of Comfort

Special attention is paid to engineering solutions that are not always visible at first glance but directly affect the quality of life. All communications are hidden in the floor and wall structures, making the interiors neater and providing more freedom in furniture arrangement. High sound insulation solutions are used for inter-apartment walls, and engineering equipment is installed on special vibration isolators that reduce noise levels.

The project offers apartments ranging from 27 to 89 square meters, including those with master bedrooms, walk-in closets, spacious terraces, and increased ceiling heights on the upper floors.

The developer delivers housing with turnkey finishing. Final work will be done in the premises: wallpaper applied, interior doors installed, hidden ceiling cornices provided, and socket locations thought out in all functional areas. After receiving the keys, you can immediately prepare for housewarming without spending time on lengthy renovations.
