Real estate prices in Resort District rise by 50%

The average cost per square meter of housing in the Resort District of St. Petersburg increased by almost 50% in 2025, reaching 438,000 rubles (approx. $4,400 at current rates).

According to data from RBI Group, in 2025 the price per square meter in the Resort District rose by 144,000 rubles (approx. $1,400 at current rates), exceeding 438,000 rubles (approx. $4,400).
A similar surge was observed in 2024. Experts explain this dynamic by the growth in the number and quality of new projects, as well as increased demand. Last year, construction was approved for four large facilities with a total area of over 80,000 square meters.
In the coming year, the district plans to implement at least six new projects and phases. The main focus will be on low-rise and premium housing of the hotel or sanatorium-resort format. New developments will appear in the following settlements:

  • Zelenogorsk
  • Komarovo
  • Solnechnoye
  • Sestroretsk
«Back in the late 2010s, the Resort District of the city was perceived by both investors and developers primarily as an auxiliary location — that is, a place for alternative, mostly summer housing,» noted Mikhail Gushchin, Vice President for Marketing and Product at RBI Group. «Now, with the significant development of transport and social infrastructure, it is becoming a self-sufficient center of attraction, a steadily growing premium cluster.»
According to Gushchin, the district will continue to strengthen its position as the main center of recreational leisure in St. Petersburg, which will be facilitated by large-scale urban initiatives, such as the tourist cluster in Gorskaya.
