Of course, everyone praises their own, but in my opinion, our community is unique in the sum of its qualities. It«s not for nothing that merchants, academics, and generals used to settle on the shores of Shartash.
However, when I said it was all decent, I was being a little dishonest. The size of the discount we are providing goes beyond the bounds of decency. But what can we do? We need money for the construction of the settlement«s second phase, and the current loan rates are such that they simply nullify the project»s economics. Besides, you borrow someone else«s money for a time, but you pay back your own forever. So it»s better to endure the pain of the discount once, but not get into debt.
I«ll be honest: the houses are large (320 and 360 square meters) and the plots are not small, so even with a crazy discount (the exact amount can be seen on the website) the total cost of homeownership comes to more than 25 million rubles (about $275,000 at current rates). Without the discount, it was over 31 million. However, we do have more budget-friendly options — within the range of ten million, but that»s already in the second phase. By the way, the family mortgage program is available. This is a truly unique chance.
In terms of per square meter, the cost comes to 64,000 rubles/sq. m, which is 20,000 rubles below the actual construction cost, and that from almost two years ago. Today it is about 20 percent higher. So, it turns out that the house«s cost is 40% below its current construction cost! If I had known it would be like this, I wouldn»t have built my own house but would buy now. But, as they say, if I knew what was coming, I«d be living in Sochi. I»ve already «missed the boat» with the discount, but you really have a chance!
