Five-story business center in Perm for sale again

In Perm, at 34 Maxim Gorky Street, a class A business center has been put up for sale again. The five-story building with underground parking is priced at 670 million rubles ($6.7 million at current rates).

Class A is one of the highest in the business center classification. Only one is higher — A+. There are also classes B, B+, and C. The higher the class, the more convenient and comfortable the premises in the business center should be. Class A implies high ceilings (at least 2.7 meters), modern engineering systems, climate control, ample parking, use of high-quality finishing materials, and so on.

In December 2023, the business center, with an area of 5,300 square meters, was priced at 520 million rubles ($5.2 million at current rates). In February 2026, when the building reappeared on the classifieds site, its price had risen to 670 million rubles ($6.7 million). The real estate agency clarified that the business center is under long-term lease to an organization and will pay for itself in 12 years. Utility and operating payments are covered by the tenant.

«The building has a reception service, 24-hour security, video surveillance system, access control system, ventilation and air conditioning systems, fire protection systems, and smoke removal systems,» the owner writes. «All premises and common areas are in perfect condition, maximum comfort is ensured, each office has an air conditioner, telephony and internet are installed.»

According to online map services, the building at 34 Gorky Street currently houses offices of law firms Yus-Gentium and YurightGroup, the design organization Energy Efficient Solutions, the freight company Standard Express, and others.
