DOM.RF Bank Funds 35.5B Rubles Adler Five-Star Hotel

DOM.RF Bank has opened a credit line for the developer GRAVION to implement a large-scale hotel project on the Black Sea coast — the five-star Sialia Cosmos Selection hotel in Sochi«s Adler district. The project financing amounts to 35.5 billion rubles (approx. $394 million at current exchange rates).

The project involves creating a premium all-season resort with the region«s first longevity ecosystem. The total construction area will be 107,000 square meters, and the site, together with infrastructure facilities, will cover 4.5 hectares. The hotel»s room inventory includes 1,452 lots, some of which will be classic hotel rooms suitable for investors, while others will be hotel residences for buyers interested in longer seasonal stays. Rooms can be purchased under equity participation agreements using escrow accounts opened at DOM.RF Bank.

On the premises, a medical center with personalized programs covering 2,600 sq. m, a spa complex of 1,500 sq. m, sports areas — walking eco-trails, yoga spots, a boutique fitness center for personal training, padel courts, 7 pools (including heated, seawater, and hydromassage), a multi-zone center for children and teens, and a private bamboo grove will be built.

The hotel will have its own gastronomic cluster of 10 restaurants, cafes, and bars, including a balanced nutrition menu. It will also feature a conference center with a capacity of up to 300 people, with a transformable hall for business and celebratory events and three meeting rooms, as well as an open amphitheater for cultural events and shows.

The project has been granted the status of a large-scale investment project (MIP). In Sochi, only two hotel complexes have MIP status, and Sialia Cosmos Selection 5* is the only hotel under construction with this status. It ensures priority administrative support and minimizes project risks.

Currently, preparatory and ground-zero works are underway at the site in the Golubye Dali neighborhood. The hotel has signed a cooperation agreement with Cosmos Hotel Group, under whose brand Sialia Cosmos Selection 5* will open. Commissioning is scheduled for 2029. According to Cian, a 30 sq. m studio costs from 35.2 to 57.3 million rubles ($391,100 to $636,700 at current rates). One-bedroom apartments from 59 sq. m range from 65.6 to 86.3 million rubles ($728,900 to $958,900 at current rates).
