Artemy Lebedev’s Design Quarter Coming to VIZ

Federal developer Tochno is entering the Yekaterinburg market. It will be a joint project with the Artemy Lebedev Studio — the Art design quarter on Metallurgov Street in the VIZ district.

Who Is Developer Tochno?

Few in Yekaterinburg yet know about Tochno — but they should. This developer is originally from Krasnodar, ranks among the top five largest developers in Russia, and already operates in several cities across the country.

Its portfolio includes not just housing: the company builds kindergartens, schools, and clinics. According to the portal Vseostroyke.rf, Tochno ranks first in the country for reliability, and in 2025 won the Developer of the Year title at the federal Urban Awards. The company is entering Yekaterinburg with its own approach to residential environments — and immediately with an ambitious project.

Art Design Quarter: Concept and Features

Art is a comfort-class quarter on Metallurgov Street in the VIZ district, consisting of five towers, a single enclosed courtyard, a two-level underground parking garage, as well as commercial premises and a retail gallery. Art is being built in two phases, with completion planned for 2029 and 2030.

The quarter on Metallurgov Street is connected to the city’s business district — the drive to the center takes about 15 minutes by car. A school and kindergarten are a 10-minute walk away. Nearby are the Mega shopping center, METRO and Lemana PRO hypermarkets. The Verkh-Isetsky Pond with its embankment, yacht center, and fishing spots is about 5 minutes by car, and the park near Mega is about 3 minutes away.

An interesting question: what sets this project apart from its neighbors? The name Art is not a trendy reference to art but an abbreviation of designer Artemy Lebedev, whose Studio has embedded its ideology into the project, where the art of design is aesthetics combined with thoughtful function. It is a wow-effect in everyday objects and a new user experience instead of meaningless decor.

The Artemy Lebedev Studio is responsible here not for a single flashy touch but for an entire layer: the brand’s visual language, courtyard landscaping, lobby design, and quarter navigation. The idea is to have a unified style across all public zones — from the entrance group to the promenade alley.

The central element of this work is an art object in the heart of the courtyard, which Tochno and the Studio call the quarter’s main attraction.

Architecture

The architectural concept of the complex deserves special attention. The project features panoramic “Chicago windows,” which allow more daylight into the apartments even during the Ural region’s typically overcast weather. If the windows face the pond or the cozy inner courtyard, this solution becomes an expressive design element and an important factor enhancing daily comfort.

Courtyard, Landscaping, and Public Spaces

There will be no cars in the Art courtyard: all vehicles will be hidden in an underground parking garage with 500 spaces, and 100 storage rooms will be located on the minus first floor. The quarter will feature multi-level landscaping, playgrounds for different ages, a sports hub with a padel court, and places to relax, work, and socialize.

A conceptual restaurant focusing on local cuisine will open on the first floor, a fitness club will be in the retail gallery, and a kindergarten with 150 spaces will be built in the courtyard. High interest in real estate in the VIZ district makes such projects especially popular among young families. They offer a solution to one of the most pressing tasks: the opportunity to purchase modern, comfortable housing in a promising location.

For Tochno, this is its first project in Yekaterinburg — the federal developer begins its Ural story with it. And judging by the participants, it starts with a bang.
