In the New Olgino microdistrict, active construction of a new residential complex continues. According to information from the Nizhny Novgorod Region Development Strategy, the first building is scheduled for commissioning in the fourth quarter of 2027. The development of the site near Olgino village is being carried out under the mechanism of integrated territorial development. In 2024, the regional Construction Directorate was issued a permit for the construction of three 25-story residential buildings.

Currently, construction work is underway simultaneously on three structures:
- On the first building, a concrete-monolithic frame is being installed and work on the second floor slabs has begun.
- For the second building, the pile foundation consisting of 450 piles 12 meters long has been completed.
- A pit has been excavated for the third building.
The first building is scheduled for commissioning in Q4 2027, with keys handed over to new residents expected in the first half of 2028. This residential complex will become an important stage in the formation of a new urban quarter within the microdistrict.
In addition to housing, the project includes the creation of social and commercial infrastructure: kindergartens, schools, sports grounds, and the development of a convenient transport network.
Representatives of the organization emphasized: «A significant role in transport accessibility will be played by the Gagarin Avenue duplicate with a bridge crossing over the Oka River.»
The financing of the quarter project amounts to 28.9 billion rubles (approximately $321 million at current rates). The new residential complex is designed to accommodate about 10,000 people. Some apartments will be allocated to orphans and citizens covered by the program for resettlement from dilapidated and emergency housing.
In the long term, nearly 1.4 million square meters of housing are planned to be built in the Olgino area. Infrastructure plans include the construction of two clinics, three schools for 5,700 places, and ten kindergartens for almost 3,000 children. According to authorities, at least 46,000 people will be able to live in the microdistrict.
In the coming years, Nizhny Novgorod authorities intend to implement large-scale plans for the development of the southern part of the city. Dozens of new houses, schools, and kindergartens are planned to be built on the territories adjacent to Novinki and Olgino. The total area of planned development is about 500 hectares.
