Historic Ufa building with collapsed wall for sale
In Ufa, they decided to auction off a five-story historic building at 52A Kommunisticheskaya Street along with the land plot. The lot was posted on the portal of the Russian Auction House. The starting price was set at almost 100 million rubles (approximately $1.1 million at current rates). The auction step will be 5 million rubles (about $55,600), and participants are also required to pay a deposit of 10 million rubles (around $111,100).
The building’s area is 1,800 square meters (about 19,375 sq ft), plus an additional 13.5 ares (1,350 sq m or about 14,530 sq ft) of land. The structure is currently considered dilapidated. All necessary utilities are connected to the building but are currently disconnected. Notable features include columns above the entrance group, ‘crowned with a portico with Corinthian capitals.’
The building is a cultural heritage site. This status will entail a number of encumbrances for the future owner — in particular, during reconstruction, all parameters that the authorities have included in the protection order must be taken into account. The lot description includes a visualization of a possible reconstruction option.
“Architects conceived this house as an integral part of a monumental ensemble, designed to merge with the neighboring building of ‘Bashpotrebsoyuz’ at the intersection of Lenin and Kommunisticheskaya Streets, thereby forming a recognizable urban silhouette of Ufa’s center. Perhaps the original architectural concept can be used during restoration,” the presentation states.
The announcement also describes some possible scenarios for using the property. For example, it is suggested to turn it into a small boutique hotel or office center. The first-floor premises are considered suitable for renting out for catering, galleries, coworking spaces, and souvenir shops. Another option is to make a hotel in the building. Alternatively, instead of outright commerce, one could organize a museum or a venue for exhibitions and lectures, but also with a ‘revenue-generating function.’
“For example, a café or bookstore could be styled after 1950s interiors, while preserved fragments could be displayed as exhibits,” says the proposal to buyers.
The building at 52A Kommunisticheskaya Street in Ufa was built in the 1950s. Initially, it was a student dormitory of the Bashkir Cooperative Technical School. Construction fell at the end of the Stalinist Empire style era, just before the beginning of the Soviet authorities’ fight against ‘architectural excesses.’ In the confrontation with the party’s new course, by the way, an entire district of Ufa was born — present-day Chernikovka. The building received its cultural heritage status in 2017, soon after it was declared dilapidated and began to be vacated. As of at least 2024, no one has occupied the building. In 2025, the building’s wall collapsed. Rivalry gave birth to an entire district of Ufa a wall collapsed.
