Chita homeowners face layout issues despite having plans and foundation

At the design stage, it is not immediately clear whether a beautiful visualization of the house guarantees a convenient layout, well-thought-out lighting, and comfortable living.

It often happens that the house is already built, but the windows and doorways prevent comfortable furniture placement, and it seems impossible to fix this. Then comes the realization that construction is only half the journey; ahead are renovations and dozens of decisions that directly affect how comfortable the house will be to live in.

“The picture of the house is beautiful, but inside it«s inconvenient”

This was experienced by Chita resident Rukiya Rogaleva:

— We built the house from scratch, ordered the project from a specialist, we were satisfied with everything, but since we didn«t know all the nuances, we had no idea what awaited us, — admits the Chita resident.

It turned out that there was too little space calculated for the kitchen set, and the staircase was placed inconveniently according to the project.

— When I turned to the Levsha design studio, I was sure that nothing could be fixed anymore, because the foundation was poured, it was very difficult to make adjustments, but Margarita immediately offered interesting options: from doorways and windows to moving the staircase to another space.

Why it is important to contact a designer early

According to the founder of the Levsha design studio, Margarita Bornova, the key mistake is coming to a designer when the house is already ready.

— You should contact as early as possible — at the stage of ergonomics and functional layout. This is the foundation, which is difficult and expensive to change later. An experienced designer immediately sees the possibilities of the space and can offer solutions that the client hasn«t even thought of, — notes Margarita. — We have worked together with designers more than once, even at the stage of designing the house. The joint work of an architect and a designer is the most ideal option.

— The main thing is that the result is comfortable to live in, because, for example, in an apartment there are many restrictions, and you initially know what cannot be done. But if you build a house and then realize that it is inconvenient to live in, it will be disappointing. Either the hallway is a passageway and sand is spread, or next to it is the entrance to the garage, from which then all the smells, — all this must be taken into account, — shared Margarita Bornova.

How the Levsha studio works

The Levsha design studio has been operating in Chita since 2005 and deals with complex projects — from house and site planning to interior design and material selection.

— We pay special attention to the selection of materials. We understand what will really last for many years and what it is better not to save on. This often allows us to avoid unnecessary costs in the future, — explains Margarita Bornova.

— We have been communicating with our clients for many years, often ask how the materials behave in operation, they share their impressions with us, and if complaints are not isolated, we will not offer such a product in the future, it is better to refuse it immediately.

Clients return to Levsha after years

As the studio owner notes, the most pleasant thing about work is seeing clients return after years. Recently, a family that Levsha did a renovation for 13 years ago contacted them. Children were born, grew up, and they need to be separated into different rooms.

— Surprisingly, the doors from our factory and the floor covering are still in excellent condition. This allowed us not to change them, but to zone the space with light structures, update the interior, and thereby save the family budget, — the designer says.

The same is true in the house of Rukiya Rogaleva.

— After the walls were erected, the visualization process began. Margarita listened to all our wishes, suggested and guided us to the right decisions. I completely trusted her as a specialist. She held me back when I wanted to “cram everything in”. In the end, we got exactly what is needed for life, — says Rukiya.

How to mentally prepare for renovation

When choosing a designer, people rely on recommendations or personal observations, and here the main thing is trust. It«s like going to a doctor and starting to doubt the prescribed treatment. The same with a designer. They will take into account all your wishes, identify all your hidden desires, and not just what you saw on the internet.

According to Margarita Bornova, renovation is always a process in which it is important to remain calm.

— The process is similar to an artist painting a picture. Do not evaluate the result prematurely. Unforeseen situations and mistakes happen on any project, but the designer«s task is to solve them, sometimes improvise, and, seemingly from a hopeless situation, create something more original than planned, — she emphasizes.

Construction and renovation require resources: time, money, and nerves. Therefore, it is worth approaching it consciously — not alone, but with professionals.
