Uzbek Hoteliers Show Pricing as They Plan Ufa Hotel

Businessmen from Uzbekistan, who are cooperating with the authorities of Bashkiria, are preparing to conquer the Russian hotel industry. They plan to open their first hotel in Ufa on the embankment of the Belaya River, and they recently registered a new legal entity in Tatarstan as well. While the project currently exists only on paper and it is too early to talk about prices for stays, to get a rough idea of which segment the new market player is accustomed to operating in, UFA1.RU examined the rates at its existing property.

Plans for the construction of a five-story hotel on the Ufa embankment became known in spring 2026. The company Heavens Garden took on the project, which will require an investment of 800 million rubles (about $10 million at current exchange rates) — not from the budget. They obtained the necessary plot from the republic«s authorities without a tender. The leadership of Bashkiria clarified that this project is part of their cooperation with the Tashkent region of Uzbekistan.

The Heaven«s Garden property is located in that very region, specifically in the town of Aktash (Tashkent Region, Uzbekistan), described as »in the mountains with a view of the sky.« The hotel updated its prices shortly after reaching agreements with the Russian region — in May.

Accommodation at the complex is available in two formats — hotel rooms or rented villas. Converting the cost from som to rubles at the exchange rate at the time of publication (all subsequent calculations were done similarly), prices start at 7,200 rubles per night (about $90 at current exchange rates) — that is the price for an economy double room on a weekday, with weekends being more expensive. A double luxury suite on the weekend will cost 13,800 rubles (about $170), and the most expensive is a family room with four beds — 17,000 rubles (about $210) on a weekend day. The prices include breakfast and access to the children«s playground, pools, saunas, and a salt room.

Breakfast is not included in the villa rental price, but the guest retains access to other amenities. Renting a house is naturally much more expensive — prices range from 19,700 to 29,500 rubles (about $245 to $370 at current exchange rates).

But the most expensive service in the «garden of paradise» is renting the «Presidential Villa». A night there costs 164,000 rubles (about $2,050 at current exchange rates). For that price, guests (up to four) receive a personal security guard, a chef and waiter, a separate golf cart, their own sauna, and a private pool.

The hotel also offers additional services. For example, a conference hall can be rented for a day for 26,200 rubles (about $330). An hour of swimming in the indoor pool after 10:00 PM costs 6,600 rubles (about $80).
