The Sludskie Bani complex is up for sale in Perm. The owners have set a price of 50 million rubles (approximately $500,000 at current rates) for two buildings and a land plot. Here are the details on what is offered to the buyer for that amount.
On a free classifieds website, information appeared that in Perm, a ready-made bath complex consisting of two buildings with a total area of over 483 square meters and an 11-acre land plot is for sale. It is located at 106 Sovetskaya Street — according to online maps, this address is home to the Sludskie Bani complex.
Sludskie Bani is a Perm-based network of bath complexes. According to information on the network«s website, besides Sovetskaya, Sludskie Bani operates at 93 KIM Street and 42/4 Tatiana Baramzina Street.
«This complex is located in a densely populated residential area with developed infrastructure and actively constructing new buildings. The territory around the building is fenced and asphalted, with video surveillance and 24/7 access, and entrance to internal parking for up to 14 cars,» writes the ad author.
The publication states that both bath buildings have forced ventilation, as well as all utilities installed: heating, water, sewerage, and electricity. The author claims that all equipment is in working order.
In the larger building — with an area of 348.2 square meters — there are six types of baths with separate bathrooms and rest rooms, reception, utility and technical rooms. It has high ceilings — 3.3 meters. This building is designed for 45 visitors per day.
The second building, with an area of 135.1 square meters, consists of two floors — it is a wooden log house with a metal tile roof. On the first floor, there is a reception, a guest room with a mini-bar, a bath room, two bathrooms, and utility rooms. On the second floor, there is a billiard room and two bedrooms. Here, the ceilings are lower than in the large building — 2.6 meters on both the first and second floors.
The building owner indicates in the ad that Sludskie Bani can be rented — according to him, then the complex will pay off in 8.7 years. If the business is run by the manager himself, profitability will be achieved in 4.8 years. Moreover, here one could open a fitness club with a small bath or a spa complex. And another option for the fate of Sludskie Bani and the adjacent plot is reconstruction and repurposing; according to the owner, under the Urban Development Plan, it is permitted to build a building up to six stories high here.
The bath complex can also be purchased with a mortgage; it is sold directly from the owner. The ad lists the contacts of a real estate agency, and a journalist from 59.RU asked why the owner decided to sell the business.
