In a few years, a resort called Sober-Bash is set to open an hour«s drive from Krasnodar, near the mountain of the same name. Plans include creating a tourist cluster with a winery, a thermal complex, and even a cable car. 93.RU has gathered the key information known about this large-scale project.

Sober-Bash is a popular destination for day hikes from Krasnodar. The mountain«s height is 735 meters (2,411 feet), and on clear days, it is visible even from the regional center. Climbing up and down the mountain takes about six hours. Also available is the »Soberovskaya Round-the-World« trail—a 10-kilometer (6.2-mile) path with scenic views.

The cidery will produce apple-based beverages as part of the resort«s agricultural amenities.

Construction of the resort in the Seversky District began in the first half of 2024. The project«s author is the Krasnodar-based developer GC »Tochno« (Tochno Group), as stated by the company owner Nikolai Amosov, who said that in realizing the plan, »few people in the team believed, and some still don«t believe. But he pushed through and survived.»

Essentially, the developer decided to create a mini-version of Krasnaya Polyana with an elite cottage village and tourist entertainment near the mountain landscape and the Ubin River.

The total area of the cluster is 208 hectares, of which 70 hectares are natural zones and another about 70 hectares are the village with villas. Additionally, on more than 27 hectares, apple orchards and vineyards will appear, needed for the future winery and cidery. Planting the first eight grape varieties is planned for spring 2026. The project also involves the Ministry of Natural Resources of Kuban and the Russian Geographical Society, with eight tourist routes already developed jointly, leading from the checkpoint to the summit.

«The idea to make a large-scale, yet private project in the Krasnodar Krai has been around for a long time. The goal is to combine the luxury of nature with truly high levels of comfort, external and internal. The result is this eco-resort,» said the owner of GC «Tochno» Nikolai Amosov.

What Will Appear at the Resort?

A five-star hotel with 121 rooms and glamping;

  • its own shopping street «Avenue Sober-Bash»;

  • a thermal complex with outdoor hot tubs, 15 saunas, and mineral water. Total area—5,000 square meters (53,820 square feet);

  • several restaurants;

  • a bathhouse complex;

  • a football field, tennis, and padel courts;

  • an amphitheater for movie screenings and events;

  • an eco-fitness club;

  • a helipad;

  • a winery and cidery;

  • a cable car to Sober-Bash.

    Additionally, there is already an eco-farm, a horse racetrack, and an apiary nearby.

    How is Construction Progressing?

    So far, judging by photos, construction of the main tourist infrastructure objects has not yet begun; cottage construction is underway. According to data from autumn 2025, 60 villas have been built.

    «All utilities and high-speed internet have been connected, roads have been made, hiking routes have been developed and approved (over 100 km of trails for people of different ages and physical abilities), extensive work has been done to clean the forest and river, sidewalks and »Sober-Bash Avenue« have already been built,» said Nikolai Amosov.

    The volume of investments in the project has not been disclosed yet. The complex is intended to open by 2029. After starting operations, it will be the resort closest to Krasnodar.

    What is Known About the Developer?

    According to the unified register of developers, GC «Tochno» currently ranks 2nd among developers in the Krasnodar Krai. Construction is underway on 1.6 million square meters. With deadline extensions—12% of the total value. Meanwhile, in the ranking for housing commissioning in 2025, GC ranks 8th (69,375 square meters commissioned).

    The company «Tochno» is owned by 42-year-old businessman and father of many children Nikolai Amosov. He is from Krasnodar, graduated from law school, served for six years in the border troops of the FSB. He ended up in the construction industry not by chance—his father, Andrei Amosov, also built objects in the Krasnodar Krai. His company participated in the construction of Sochi Airport. And Amosov Jr. helped his father.

    Initially (in 2013), the company was called «YugStroyImperial». According to Amosov himself, at that time he had 10 employees and «a trailer instead of an office». Rebranding occurred in 2022. GC «Tochno» conducts construction in the Krasnodar Krai, Rostov Oblast, Crimea, Moscow, Tatarstan, and Tyumen Oblast. In Krasnodar, the developer is known for projects like «Patriki», «Turgenev», «Rodnye Prostori».

    The net loss of LLC «GC Tochno» for 2024 was 69.1 million rubles (approximately $768,000 at current rates), with revenue of 288.4 million rubles (about $3.2 million at current rates). Reporting for 2025 has not been published yet.

    Earlier, 93.RU wrote that on the Western Bypass of Krasnodar, developer Dogma is building a large thermal complex for 3.5 billion rubles (about $38.9 million at current rates). Opening is planned for 2027.

    Moreover, in Gelendzhik, they want to open a «Wine City»—a complex with restaurants and the largest wine library in the country. The investor is the joint-stock bank «Russia». Initially, this was planned by the end of 2025, but ultimately the deadlines were moved to the beginning of the 2026 tourist season.
