All Closed: Business Owners Evicted from Ryazan's Trade Rows

All entrepreneurs have finally left the Trade Rows in Ryazan. This was reported by YA62.RU, citing Ksenia Panacheva, the founder of the historical salon «Aroma of Time».

According to her, the salon is almost ready to open in a new location, but Ksenia has not yet named it. Moreover, «Aroma of Time» is not the only establishment that has closed in the Trade Rows.
«There is practically no one left in the «Rows». All are closed. They are taking out the remaining items,» added Ksenia Panacheva.
A YA62.RU journalist confirmed that businesses have indeed been evicted from the Trade Rows. She went to the site, which until recently was a tourist attraction, and found the doors of all establishments closed. Inside, there was no one except for one security guard, who did not let her in.
Through the dusty glass, it is difficult to see anything except one«s own reflection. The lights are no longer on in the premises. But if you get very close, you can see the emptied establishments: either nothing is left, or there are boxes.
Now the Trade Rows look more than ever like an abandoned building. There is nothing there — only signs warning of the relocation of organizations — a beauty salon, restaurants, a bar, shops…
Back in 2025, JSC DOM.RF (the Russian housing development corporation) filed a lawsuit against Prionsky Passage LLC to terminate the lease of the building — a federal property and cultural heritage monument located at 1 Koltsova Street, Ryazan. In early October 2025, the claim was granted, after which entrepreneurs were notified of the need to vacate the Trade Rows.
The City and Trade Rows of Ryazan were built in the 19th century and were recognized as an architectural monument by a decree of the Council of Ministers of the RSFSR in August 1960. They have the status of a federal historical and cultural heritage site. In 2024, DOM.RF put the heritage site up for sale without specifying the price, but without success. Currently, there is no advertisement on the company«s website.
The Rows were leased by Prionsky Passage LLC, and the entrepreneurs who were asked to vacate the premises are subtenants.
The plaintiff justified the claim by a decision of a government commission and the subsequent transfer of the Trade Rows to the management of JSC DOM.RF as an agent of the Russian Federation. Prionsky Passage refused to sign the termination agreement and the property return act, which initiated the court proceedings.
The arbitration court ruled that the lease agreement is subject to early termination at the request of JSC DOM.RF regardless of the conditions, and the government commission«s decision was recognized as lawful. Only the evasion of Prionsky Passage from signing the property return act was considered unfounded.
Moreover, the subtenants were unaware of the court proceedings until the end of November, YA62.RU was told by Olga Vologzhanina, the owner of the restaurant «Bread Square». According to her, only in October was she invited to the Ryazan administration to discuss projects for the «New Year»s Capital«. And some had even started booking tables at the establishment back in the spring.
Judging by the notices on the Trade Rows, many closed as early as the first days of January.
The subtenants claimed that if they refused the forced relocation, they were threatened with the loss of their property.
«Elena Mikhailovna [Zhelyabkina, general director of Prionsky Passage] said that people with automatic weapons would come here. The building will be sealed. Everything that we leave in the premises will belong to DOM.RF,» Olga Vologzhanina told us.
Apart from the unexpected relocation, the business owners in the Trade Rows were also concerned with another issue — how to pay all employees at once for unused vacation days, overtime, and other dismissal costs. And this without taking into account obligations to suppliers.
But in the end, all the businesses were able to move to new locations. Albeit with costs.
