At the site of a meat processing plant on Dusi Kovalchuk Street in Novosibirsk, construction has begun on a residential complex of nine buildings with a two-story courtyard and sun loungers by the fountain. The project is being implemented by the Khimmetall Group, known for its complex near Yeltsovsky Park. The new quarter will differ from the developer«s other projects with its architecture featuring rotated buildings and protruding loggias, and one section will be premium. The highlight of the complex will be a huge two-level courtyard covering a hectare. NGS visited the project presentation and spoke with experts about the pros and cons of the complex.

Last summer, the Novosibirsk city administration approved the construction of a residential complex on the site of the meat processing plant, on the plot between Dusi Kovalchuk, Timiryazeva, Kholodilnaya, and Sukhornaya streets. Under the integrated territory development (KRT) agreement, the authorities allowed the construction of 98,300 square meters of housing with building heights no greater than 30 floors.

The first floors of the complex are traditionally allocated for commercial spaces.

The construction, which will become the «Timiryazevsky Park» complex, will spread across two adjacent plots and will be handled by the Khimmetall Group through the companies «Ploshchad» and «Zayeltsovsky Park».

The 10-story (including two stylobate levels) terracotta section will be the most prestigious in the project.

According to data from the Kontur.Focus service, OOO «Zayeltsovsky Park» is equally owned by Yevgeny Gavrilov and Alexander Veretenin. As of the end of 2024, the company«s revenue was zero, and net loss amounted to 58,000 rubles (approx. $644 at current rates).
OOO «Ploshchad» is also equally owned by Yevgeny Gavrilov and Alexander Veretenin. As of the end of 2024, the company»s revenue was 586,000 rubles (approx. $6,500), and loss — 444,000 rubles (approx. $4,900).

The Khimmetall Group built the residential complex «Yeltsovsky Park», having improved part of the green zone nearby, and is constructing the complex «Nikolsky Park» next to the Heroes of Donbas Square, where it also carried out improvements.

Zayeltsovsky Park was reconstructed several years ago and is a favorite recreation spot for residents.

Novosibirsk developers spent several years approaching the development of part of the industrial zone that previously belonged to the Novosibirsk Meat Canning Plant. Over this time, the territory of the future «Timiryazevsky Park» changed owners, lost its main building — the plant«s administrative building — and grew due to adjacent plots.

Traffic jams on the surrounding streets in this part of the district are already forming today, and additional housing will worsen them.

«For a long time, the site was abandoned: there was a wasteland, half-destroyed buildings. Now everything has been cleared,» described the construction site Yevgeny Gavrilov.

The new project is Khimmetall«s largest site, over 5 hectares. In total, the «Timiryazevsky Park» complex will have 9 residential buildings of varying heights on a single stylobate. In exchange for the city»s permission for new construction, the developer will design and build a kindergarten for 170 places within the territory. In addition, the agreement includes a built-in attached kindergarten for 80 places — the developer has already fulfilled this obligation. Also, by the end of 2026, the company must carry out major repairs of School No. 131 on Soyuz Molodezhi Street, 10 and equip at least 25 additional study places.

«Design work on the school is already underway. We will replace the roof, facade, and additional classrooms will appear,» announced Yevgeny Gavrilov.

The company must complete the entire project by the end of 2037.

Color of prestige

The concept of the project was presented by the chief architect of the company «Busy», Anna Bunyakina. The facades of the quarter were designed by the design artel 2PB: according to the architect, they created a dynamic, strict, and daring image with buildings that are laconic in form and contrasting in height.

«The color scheme is restrained: soft champagne gold, deep, noble brown, daring gray, bright terracotta — like a cherry on top. Each house has its own layout, the terracotta one will be the most prestigious,» said Anna Bunyakina.

She described the silhouette of the houses as laconic but rich in details: rhythmic balconies, decorative relief, protruding belts. The two central sections were rotated by 10 degrees, and the loggias will protrude from the facade plane at acute angles.

The nine residential buildings with heights of 10, 17, and 24 floors were placed around the perimeter of the site. Between the buildings there will be a common two-level courtyard. The lower level will be located on the first floor and will be implemented in the first stage of construction. The upper level — the central courtyard — will be landscaped on the roof of the two-level parking.

The elevation difference between the courtyard levels is 4.5 meters, and it was designed as a slope with an amphitheater, grips, and a slide. A wide sidewalk with a gentle slope is provided for lifting strollers. The amphitheater in the project descends to a paved event square, on both sides of which there is a sandbox zone for toddlers and a playground with swings and trampolines for older children.

For adults, the courtyard will have gazebos, coworking zones for work, circular walking routes, and a dog walking area. In the central part, a relaxation zone is allocated: a platform with sun loungers by the fountain where you can sunbathe. There will also be workout zones and a streetball court with a gazebo for fans. Play areas will be distributed throughout the courtyard and divided by age.

«Some playgrounds will have equipment for developing coordination — tunnels, obstacle courses; others will be equipped with swings. There will be a sand and water play area. As we all know, children«s favorite game is mud,» laughed Anna Bunyakina.

Khimmetall is expected to hand over the first 24-story building along Dusi Kovalchuk Street by the end of 2028. Alexei Yepanchintsev, Sales Director of the company «Busy», reported that a total of 2,000 apartments will be built in the complex, and 7,000 sq. m of commercial space is allocated on the first floors.

The project provides for studios from 29.3 sq. m to three-room apartments (also four-room studios) with an area of up to 64.3 sq. m. At the start of sales, a studio costs 6 million rubles (approx. $66,700 at current rates), a one-bedroom (or two-room studio) — 6.8 million rubles (approx. $75,600), a two-bedroom (three-room studio) — 9.5 million rubles (approx. $105,600), and a three-bedroom (four-room studio) — 10.6 million rubles (approx. $117,800).

In a neighboring residential complex built in 2009, a two-bedroom apartment of 55.2 sq. m today costs 10.5 million rubles (approx. $116,700), and a three-bedroom — 15.5 million rubles (approx. $172,200). In the «Turquoise Pearl» residential complex under construction near Zayeltsovsky Park, a two-bedroom apartment of 62.1 sq. m can be bought for 10.8 million rubles (approx. $120,000).

Parks and traffic jams

Experts interviewed by NGS agreed that the location for building the quarter is successful: relatively close are a metro station and two large recreation areas, Zayeltsovsky Park and the zoo.

According to independent real estate expert and author of the Telegram channel «ROP» Sergei Nikolaev, although housing is sometimes built more than needed in Novosibirsk, Khimmetall«s apartment sales rate as of the end of 2025 was 94%. The group had no other option but to start a new construction.

«Developers are launching new projects now because buyers« money is sitting in savings accounts and deposits. Today, Novosibirsk residents have 128,000 two-bedroom apartments »lying« like that. If the key rate drops to 10%, about 30% of that money will enter the real estate market,» suggested Sergei Nikolaev.

Realtor Maria Tretyakova mentioned the large courtyard and the presence of a nearby bus stop among the pluses of «Timiryazevsky Park». At the same time, she acknowledged that potential buyers might be scared off by the high price even at the start of sales and the neighboring industrial zone with preserved buildings of the meat processing plant.

«The project will likely be handed over in sections, meaning the first residents will have to put up with nearby construction,» noted Maria Tretyakova. «The price for apartments is high, but it will increase even more in the future when the remnants of the industrial zone are developed.»

Real estate expert Roman Petrenko disagreed: for this location, in his opinion, the prices are good. Few believed in the success of «Nikolsky Park» on the site of a motor depot at the start due to the difficult location, he also pointed out, but almost all apartments in the complex were sold out.

«Among the minuses could be the intersection of three streets: Sukhornaya, Dusi Kovalchuk, and Vladimirovskaya. Traffic jams gather at such intersections, and there is noise,» noted the expert.

Maria Tretyakova agreed that the surrounding development will add problems: more and more residents are appearing near Zayeltsovsky Park, and traffic jams are forming on the surrounding streets. With the advent of the new residential complex, the situation may worsen.

Industrial territories in the city are gradually being built up one after another.
