Short-term rentals in Nizhny Novgorod area may rise up to 20%, experts predict

Prices for short-term rental housing in cities of the Nizhny Novgorod region may increase by 15-20% this year. This is related to the inclusion of a number of settlements in the Golden Ring of Russia, Tsian Analytics« leading analyst Elena Bobrovskaya told TASS.
The Golden Ring will be expanded by 49 settlements for its 60th anniversary. Previously there were only eight. For the first time, settlements from the Nizhny Novgorod region have entered the route: Nizhny Novgorod, Arzamas, Bogorodsk, Vyksa, Bolshoye Boldino, Gorodets, Diveyevo, Purekh, Pavlovo, and Chkalovsk.
«The inclusion of new settlements in the route will increase their attractiveness and will contribute to the development of the short-term rental market. Against the backdrop of growing interest, rates by the end of the year may increase by 15-20%, primarily in cities with convenient logistics where prices remain below the market average — in Arzamas, Gorodets, Galich, Myshkin, Gus-Khrustalny, Shuya,» Bobrovskaya said.
According to analysts, the majority of housing options among the new locations are located in Nizhny Novgorod — almost half of all supply. From our region, Diveyevo and Arzamas are also leaders in this indicator.
Experts added that the average daily rental rate in Golden Ring locations is 3,500 rubles (approx. $40 at current rates). On average across the eight cities from the old list it is 4,500 rubles (approx. $50), and across the new settlements it is 3,300 rubles (approx. $37).
The most expensive places to stay are Suzdal and Plyos, where accommodation costs on average 7,500–8,000 rubles (approx. $83–89) per day. Next are Nizhny Novgorod — 6,000 rubles (approx. $67) per day and Diveyevo — 5,300 rubles (approx. $59).
Last week it also became known that the Nizhny Novgorod region will take part in a federal experiment to regulate the guest house business. The region will become part of the project from September 1, 2026.
