Demand grows for new apartments in Murmansk as construction advances

Construction of new homes continues in Murmansk and Kola — the progress was assessed by Deputy Governor Olga Vovk and the region«s Minister of Construction Alexandra Karpova.

In Kola, at the construction site of the Kolyksiye Ogni residential complex, five buildings of the first phase are being erected. Foundations have been poured for the first three houses, and workers are toiling on the vertical structures. Pile driving continues for the foundations of two more buildings.

A similar situation is at the construction site of the Gloraks Kolsky residential complex on Morskaya Street in Murmansk: a monolithic frame and base for tower cranes are being built on two sections, while a pile field is being formed for another section.

On Shevchenko Street, contractors enclosed the structural shells of the Russky Sever and Mayak residential complexes back in November. The construction of internal partitions, roofing installation, apartment glazing, and laying of internal and external utility networks is underway.

Construction continues on two 16-story buildings of the Severnoye Siyaniye residential complex on Molodezhny Proyezd. Here, they are preparing to pour the 10th-floor slab on the first block and the vertical structures of the 6th floor on the second. Workers are erecting external and internal walls. The underground parking is almost complete — a children«s playground will later be placed on top.

«Sales of apartments have already opened in all under-construction residential complexes, and, I won»t hide it, they are going quite well. For example, on Shevchenko Street, about 50% of apartments have been sold, while the national average purchase rate at the stage of commissioning a building is no more than 40%. Apartments are bought mainly by families, precisely to remain living in the North,« emphasized Olga Vovk.

At the construction sites of low-rise residential complexes on Shevchenko Street, work is proceeding slower. At the Polyarnik residential complex, foundations have been poured for ten houses, the first house has been installed and registered with Rosreestr (the Russian Federal Service for State Registration, Cadastre and Cartography), and the frame of the second has been erected. At the neighboring Severny residential complex, foundations have been poured for only four houses.

Construction is nearing completion on a house on Zelenaya Street for northerners from dilapidated housing. Installation of a ventilated facade, entryways, and roofing is underway. The contractor is preparing the facility for heat supply and will then proceed with interior finishing and elevators.

«The pace of construction needs to be increased. The apartments in this building are intended for resettling citizens from dilapidated housing, and Murmansk residents are eagerly awaiting the commissioning of the facility. In 2026, we will begin active resettlement of dilapidated houses in the Hospital Town area. In total, we plan to resettle 51 houses here. Developers are interested in this area of the city and are ready to start building here,» said Alexandra Karpova.
