In Yekaterinburg in 2025, buyers purchased 29,085 apartments in new buildings with a total area of 1.345 million square meters. The cost per square meter during this period increased by 10%, reaching 176.4 thousand rubles (approximately $1,800 at current rates).

At the beginning of the year, sales were slow, but by the end of the year, against the backdrop of news about a possible tightening of family mortgage conditions, activity sharply increased, and the final indicator exceeded the 2024 record.

«The noticeable revival of demand in the primary market in the fourth quarter was influenced by the market«s adaptation to new conditions, the reduction of the Central Bank»s key rate, and undoubtedly, the «heating up» of the market in anticipation of another tightening of family mortgage conditions. The total number of completed deals in 2025 increased by 8.2% compared to the previous year, and the share of mortgage deals in the overall sales structure was 67.8%,» summarized analysts from the «Ob»yektiv.RF« service.

Specialists also noted that throughout the year, the share of deals for purchasing apartments in already completed buildings increased. This is explained by the absence of risks of delay in commissioning and the high probability of receiving a discount from the developer. The share of sales with a discount on the primary market was 51.1%, and the average discount size reached 523 thousand rubles (approximately $5,200 at current rates).

Nearly 30% of the total number of apartments sold during the year come from five developer companies. Analysts compiled a ranking by the volume of sold area and market share.
