Yekaterinburg Residents' Top Apartment Purchases: Developer Rankings

In Yekaterinburg in 2025, 29,085 apartments in new buildings with a total area of 1.345 million square meters were sold. Meanwhile, the cost per square meter increased by 10% over the year and reached 176.4 thousand rubles (approximately $2,000 at current rates).

The number of real estate transactions showed a significant increase over the past year.

At the beginning of the year, sales were sluggish, but by the end of the year and against the backdrop of news about tightening conditions for family mortgages, they grew so much that they broke the 2024 record.

«The noticeable revival in demand on the primary market in the fourth quarter was influenced by the market»s adaptation to new conditions, the reduction of the Central Bank«s key rate and, undoubtedly, the »heating up« of the market in anticipation of another tightening of family mortgage conditions. The total number of completed transactions in 2025 increased by 8.2% compared to the previous year, and the share of mortgage transactions in the overall sales structure was 67.8%,» summarized analysts from the service «Ob»yektiv.RF.«

They also emphasized that throughout the year, the number of transactions for purchasing apartments in already completed new buildings increased in the sales structure. This was influenced by the absence of risks of delays in commissioning, as well as a high chance of receiving a discount from the developer. The share of transactions with discounts on the primary market was 51.1% of the total sales volume, with an average discount of 523 thousand rubles (approximately $5,800 at current rates).

Nearly 30% of all apartments sold during the year were in buildings by five developers. Analysts compiled a ranking based on the number of square meters sold and market share.

  • Brusnika — 92,640 m² (8.1%);

  • TEN Development — 51,269 m² (4.5%);

  • LSR Group — 50,381 m² (4.4%);

  • Strana — 50,052 m² (4.4%).

    Currently, a record 1.959 million square meters of housing in new buildings are being sold in Yekaterinburg.
