Yekaterinburg apartment buyers panic over frozen construction site

Buyers of apartments in a building under construction in the Pionersky microdistrict of Yekaterinburg are expressing serious concern over the fate of their future homes. Construction work at the site was completely halted back in the summer of 2024.

The project was frozen after cracks appeared in the courtyard of a neighboring residential high-rise, which occurred following excavation for the new building«s foundation pit.

One of the equity holders shared his outrage:

«We, the buyers, have been staring at an empty lot for six months. No work is being done, and the developer won»t tell us when it will start. We«ve been paying huge mortgage sums for a vacant lot for half a year, and the developer refuses to give us start dates. Some media report the construction might be banned altogether, but sales haven»t stopped. A bunch of families are paying for a project that might never be built.«

The press service of the company Atomstroykomplex stated they are ready to begin site preparation and resume construction but are awaiting the official closure of Vilonova Street.

«As soon as the Yekaterinburg administration issues an order to close Vilonova Street, we will begin preparatory work to resume construction of the house, including reinforcement of utility networks as stipulated in the project documentation. Completing these works will take us one-and-a-half to two months. After their completion, we will be ready to resume construction of the house,»
the developer«s press service explained.

According to plans, the section from the building at 84 Vilonova Street to 4 Rayevskogo Street is to be closed to traffic from December 1, 2025, to July 31, 2026, for the laying of a heating main, but currently the road remains open.

The Yekaterinburg administration reported that the order to close the street was ready as early as January 20. However, for it to be signed, the developer must fulfill a number of obligations it has undertaken. The city hall did not specify which exact conditions must be met.

Earlier, in response to appeals from buyers, Atomstroykomplex informed that it had conducted a re-examination of the project to reinforce the slopes of the foundation pit to prevent soil collapse. Despite the delays, the project«s completion date, according to the company, remains unchanged—the house is scheduled to be commissioned in the fourth quarter of 2027.

Earlier, both representatives of the city administration and the governor of Sverdlovsk Oblast visited the controversial site for inspections.
