Secondary Housing Price Rise in Nizhny Novgorod Beats Moscow
Nizhny Novgorod ranked second only to Perm in the pace of housing price increases over the past year, according to data from a federal agency.

According to information from the federal agency «Etazhi» provided to «RBC Nedvizhimost,» the cost of secondary housing increased over the past year in all Russian megacities. The most significant price growth was noted in Nizhny Novgorod and Perm.
In 2025, the average price per square meter on the secondary market in Nizhny Novgorod grew by 10.7%, reaching 172.6 thousand rubles (approx. $1,900 at current rates). In Perm, the indicator increased by 13.7%, with the cost per square meter amounting to 123.6 thousand rubles (approx. $1,400).
In other major cities, the dynamics were more moderate:
- Ufa: growth of 8.9%, price of 132.7 thousand rubles (approx. $1,500) per sq.m.
- Yekaterinburg: growth of 8.1%, price of 137.4 thousand rubles (approx. $1,500).
- Moscow: growth of 8%, price of 367.8 thousand rubles (approx. $4,100).
- Volgograd: growth of 7.9%, price of 103.7 thousand rubles (approx. $1,200).
- Voronezh: growth of 6.9%, price of 109.9 thousand rubles (approx. $1,200).
Forecasts for 2026 in the Nizhny Novgorod region are pessimistic: experts expect a further deterioration in the real estate market. A decrease in purchasing power and an increase in rental rates are anticipated, which will add difficulties for residents of the region.
