Petersburg's suburban market shows 37% demand decline
According to the Consulting Center «Petersburg Real Estate», 4,800 suburban properties were sold in the agglomeration in 2025: cottages, land plots, and townhouses. This is 37% less than in 2024 and the lowest figure since the pandemic-driven surge in 2020.
Svetlana Moskovchenko, Deputy Director of the Consulting Center «Petersburg Real Estate», commented on the situation: «This picture indicates the end of the surge period and a return to the stable demand level of a decade ago — approximately 4–5 thousand transactions per year.»
The demand structure remained unchanged: 85% still accounts for plots without mandatory construction contracts. This level has consistently stayed in the range of 80–90% since 2013. In the total supply, which amounted to 14.2 thousand lots, the share of such plots reached 80%.
At the same time, the launch of new properties increased. Over the year, 4.8 thousand new lots entered the market in 49 projects, which is 30% higher than the 2024 level.
Svetlana Moskovchenko added: «New launches are characterized by an increased share of centralized development projects in the business and elite classes — these are two new villages and four new phases, slightly over 300 premium lots. This indicates a growing trend towards permanent residence outside the city, as all new projects are located in areas close to the city.»
Prices showed positive dynamics. The average offering budget for elite cottages increased by 14% over the year, reaching 111 million rubles per lot (approximately $1.17 million at current rates). In the business class, the growth was 6%, and the average price of a property rose to 40.4 million rubles (approximately $425,300 at current rates).
Analysts separately note the revival of the high-end townhouse segment. Increased development activity in attractive locations has led to the budget for such properties increasing by 57% since 2023.
