New 28-story buildings in central Samara: sketches revealed

It has become known how the high-rises being built in the Oktyabrsky District of Samara on Moskovskoye Highway and Lunacharsky Street will look. Sketches of the future residential complex were published by the real estate ecosystem Meter Kvadratny.

The business-class residential complex «Samara-City» will include three towers of variable height — from 14 to 28 stories. Construction is being carried out by the specialized developer «Michurina 27», which is part of the «Novy Don» group of companies, owned by Anatoly Davydyuk.

The developer says the buildings will have a «record» height for Samara. The houses are planned to be fully glazed with panoramic windows.

As for layouts, they promise studios, corner panoramas, two-level apartments, and 4- and 5-room options in the penthouse. Ceiling heights in apartments on floors 2-28 will be 2.98 meters (9.8 feet), and in two-level ones — 3.48 meters (11.4 feet) on the first level and 3.35 meters (11.0 feet) on the second. The developer promises to provide rough finishing for the premises.
The «Samara-City» residential complex houses will be equipped with an automatic central climate system.
The first floors of the buildings are designated for retail and service infrastructure. They also promise three-level parkings with charging terminals for hybrid cars and electric vehicles.
The Ministry of Urban Planning Policy of the Samara Region approved the architectural and urban planning appearance of the «Samara-City» residential complex on January 19, 2026, as found by the publication CityTraffic.
The first building will have 307 apartments, the second — 324, the third — 609. Prices per square meter range from 157,901 to 226,743 rubles (approximately $1,600 to $2,300 at current rates). Apartment prices start from 7,700,000 rubles (about $77,000). The most expensive housing is currently estimated at 56,600,000 rubles (about $566,000).
His companies are credited with the construction of such residential complexes as «Sokol» on Revolyutsionnaya Street, «Rekord» on Fizkulturnaya Street, and others. Moreover, Anatoly Davydyuk purchased the territory of GPZ-4. His companies plan to build skyscrapers there. Another developer company — LLC «SZ Sokol-1» — is constructing high-rises near the Park of the 60th Anniversary of Soviet Power.
We detailed the plans for the development of the GPZ-4 territory in the article «80-story buildings from Davydyuk: what problems the construction of skyscrapers in Samara could entail».
