Historical 18th-century building in Yaroslavl for sale at one ruble

In Yaroslavl, a historical building at 22 Prigorodnaya Street in the Frunzensky District has been put up for sale again. The regional cultural heritage site «Stable,» from the last quarter of the 18th century, part of the «Kokovtsov Estate» ensemble, has been valued at a minimum price of one ruble (approximately $0.01 at current rates). The structure was already attempted to be sold in December 2025, but no new owner was found.
The announcement states that the historical building with an area of 312.8 square meters (approximately 3,366 square feet) is in unsatisfactory condition.
«The person to whom the ownership right of the specified cultural heritage site is transferred is obligated to fulfill the requirements for the maintenance and use of cultural heritage sites included in the register of cultural heritage sites,» it is stated in the object description.
That is, the new owner will be obligated to carry out the restoration of the building at their own expense. The documents state that the owner of the historical structure must develop a project for the preservation of the cultural heritage site within one year from the date of receiving the technical condition report from May 26, 2025. Then, a list of actions must be completed: obtain a work order, the corresponding permit. It is indicated that the main installation work in the historical building must be carried out no later than two years and six months from the date of receiving the technical condition report. That is, such work must be completed by the end of 2027. And internal finishing — by the beginning of 2028.
The owner of the historical structure will also receive the right to lease the land plot with an area of 1,467 square meters (approximately 15,789 square feet) on which the object is located.
«The amount of rent for the land plot on which the cultural heritage site is located is set at one ruble (approximately $0.01 at current rates) per year for the entire period of fulfilling the conditions of the competition for the sale of such an object,» it is said in the announcement.
Notably, to participate in the auction for the sale of the historical building with a starting price of one ruble (approximately $0.01 at current rates), a deposit of 1.5 million rubles (approximately $16,500 at current rates, 20% of the cadastral value of the object) must be made. The documents state that the winner of the competition will be refunded the portion of the deposit exceeding the purchase price.
Applications from those wishing to participate in the bidding will be accepted until February 4. The auction will be held on February 9.
The decision to sell the stable in Yaroslavl was made in September 2025. The chairman of the Committee for Property Management (KUMI), Denis Pugovishnikov, clarified that the object was previously under lease. But then the contract was terminated. The tenant did not want to bring the plot into normal condition.
