Companies conducting renovation projects in Tyumen

Over 20 contracts have been signed between developers and authorities for urban renovation in Tyumen. Last year, the number of plots designated for comprehensive redevelopment increased by two. Below we list the companies and locations where new housing construction is taking place.

Five renovation contracts have been signed with groups of companies representing the developer «Strana». These include two plots in the DOK area, one in the Zarechnaya part of the city, and on Dambovskaya Street, near the interchange with Melnikaite. The company will also build across the road from its project on Dambovskaya — at the intersection of Melnikaite, Kharkovskaya, and Odesskaya streets.

The «Newton» group of companies also has three plots to develop. The first is in the Melioratorov settlement, on 70 Let Oktyabrya Street. The second is in the city center, on Uritskogo, Gertsen, and Semakova streets. The third is on a plot framed by Kombinatskaya, Polyarnaya, and Polevaya streets.

Several companies have signed two contracts each. For instance, the major developer «Brusnika» has been allocated two plots. They are located in the Zarechnaya area, closer to 2-ya Lugovaya and towards Mysovskaya, as well as in the DOK area. Additionally, they received small plots on Minskaya, Kievskaya, and Komsomolskaya streets, but these were combined into one contract together with the DOK plot.

Including last year«s agreement with the city administration, the »Sever« group of companies also now has two contracts. In 2025, they announced plans for renovation in the Lesobaza area, in the Sudostroiteley district. The company will have to demolish the infamous boarding houses where Anastasia Muravyova lived. Prior to that, they had signed a contract for comprehensive redevelopment a bit closer to the center, but also in the Lesobaza area — on Sakhalinskaya Street.

The developer «Zvezda» also has two contracts. Its plots are located on Magadanskaya and Volochaevskaya streets, and the second project is in the area of Stavropolskaya Street.

Other companies have one contract each. The «king» of government procurement, «Mostostroy-11», has been given a plot for renovation on Smolenskaya Street, before the interchange with Pervomayskaya. The contract also includes small areas near Minskaya and Kievskaya streets.

Returning to the DOK area, not only the two developers mentioned above are working there. The Izhevsk-based company «Talan» will also build houses there. Their plot is located in the area of Kemerovskaya, Saratovskaya, Ryleeva, and Tyumenskaya streets; the contract also includes two more small plots on Novoportovskaya and Morisa Toreza streets, right at the interchange.

There is another area in Lesobaza undergoing renovation. This is Kamchatskaya Street, where two-story barracks once stood. The construction of a new residential complex there is being carried out by the company «Enko».

In the southwestern part of the city, two plots have been designated for renovation. Development on Gorpishchekombinatovskaya Street is being carried out by an organization associated with the holding company «Arsib». The land located on Transportnaya, Nevskaya, and 9 Yanvarya streets is being developed by the company «SZ GK SBK» LLC.

In the city center, there are also plots undergoing comprehensive redevelopment. The area around Yelizarova will change after the construction of houses by the company «Sozdateli».

In the Tavrichesky and Klara Tsetkin areas and on Shcherbakova Street, renovation will be carried out by the company «M-Stroy». In Antipino, the developer «ZBI-3» has entered, and plots for comprehensive redevelopment in the areas of Engelsa, Sovkhoznaya, and Magadanskaya streets have been added to its portfolio.

The last agreement last year was between the authorities and the developer «Rodina» for a plot on Dalney and Ushakova streets. It was signed in August 2025.

Renovation is taking place not only in Tyumen but also in Tobolsk. We named the company that will build a huge residential complex near the Irtysh River and is ready to invest 5.3 billion rubles (approximately $58.9 million at current rates).
