Businesses for Sale in Kurgan: From Shawarma to Office Centers

Office Centers and Shops
First in the review is a four-story office building in the city center at 65 Volodarskogo Street. The building with an area of 3056 m2 is sold for 180 million rubles (approximately $1.8 million at current rates). It has its own fenced territory with parking.
There is an option to sell by separate floors or as a large block, as stated in the ad. The author also adds that as of today, almost all premises are rented out and generating income.
Next in the selection is the Autocenter building at the intersection of Marshal Golikov Avenue and Rodkina Street in Zaozerny. The two-story building with an area of 1851.9 m2 is sold for 64,000 rubles per square meter, or approximately 118.5 million rubles (approximately $1.185 million at current rates).
The Autocenter building has its own gas boiler house, electrical substation, and a water well. And the monthly profit from tenants, according to the ad author, is over 1.3 million rubles (approximately $13,000 at current rates).
For just 40 million rubles (approximately $400,000 at current rates), you can buy a retail space on the first floor of a building at 21 Lenina Street in Kurgan. The former store premises in the very center of the city, with an area of 233 m2 and large windows, is suitable for various types of commerce. The ad author even suggests options like a fitness studio or a wedding salon.
Hotels and Cafes
In Kurgan, cafes and hotels are for sale. At 1b Mostroiteley Street, the small cafe «Comfort» and premises for a hotel are sold for 30 million rubles (approximately $300,000 at current rates). The building with an area of 880 m2 has two floors. On the first floor is an operating cafe, and the second floor was planned for a hotel, but, as the owner indicates, renovation is only 70 percent complete.
A full-fledged hotel is for sale in the Energetiki district, at 52 Konstitutsi Avenue. The six-story building with a total area of 4134 m2 will cost the buyer 75 million rubles (approximately $750,000 at current rates).
— The building functions as a hotel complex with a room stock of 65 units. The condition of the rooms varies: some premises have modern finishing, while other rooms have undergone cosmetic updates, — writes the ad author and notes that some premises are rented out for trade or services.
The most expensive hotel has been for sale in Kurgan for more than a year. The «Versailles» hotel building at 98a Gogolya Street, with an area of only 1700 m2, is sold for 265 million rubles (approximately $2.65 million at current rates). In last year«s review, the asking price was 25 million rubles higher.

Shawarma, Beauty Salons, and a Computer Club
Two ready businesses are for sale in Zaozerny. These are shawarma stalls. The first is located at: Vtoroy Microdistrict, 23a. The premises with an area of 32 m2 can be purchased for 900,000 rubles (approximately $9,000 at current rates).
The author writes that the stall is movable, but where it is currently installed, — there is good pedestrian traffic, and there is a bus stop nearby. All necessary inventory and equipment for making shawarma are also included in the price, and there is even an established customer base.
The second shawarma stall is for sale in the fifth microdistrict, near the MFC building at Pyatiy Microdistrict, 37/1. The fast-food kiosk with an area of 20 m2 can be purchased for 950,000 rubles (approximately $9,500 at current rates). As in the first case, this is a ready business with all equipment.
On classifieds websites in Kurgan, among ready business options, beauty salons were found for sale. The first is in the KC «Academy» building at 100 Koli Myagotina Street. The beauty studio with an area of 30 m2 is for sale for 1,800,000 rubles (approximately $18,000 at current rates).
The premises itself is rented for 15,000 rubles per month, but the ad author indicates that the business profit is 200,000 rubles per month (approximately $2,000 at current rates). The studio has workstations for three hairdressers, an eyebrow specialist, a manicurist, and an administrator. There is its own reception and waiting area.
Another beauty salon, this time with owned premises, is for sale in Zaozerny at Perviy Microdistrict, 2. The premises with an area of 43.7 m2 is sold for 7,000,000 rubles (approximately $70,000 at current rates).
The ad states that all equipment is included in the price, and the owners are transferring the business due to relocation. The author also writes that the salon has its own customer base and high foot traffic.
In Zaozerny, not only beauty or shawarma businesses are for sale. In building 14, in the sixth microdistrict, a computer club with an area of 300 m2 is listed for sale for 8.5 million rubles (approximately $85,000 at current rates). The 24-hour computer club with 32 computer stations and a zone with game consoles, according to the ad author, brings a profit of 300,000 rubles per month (approximately $3,000 at current rates).
The premises is renovated, equipped with surveillance cameras and everything necessary for staff. The owners write that the computers meet all the requirements of modern games.
