Why It«s Important to Hurry Before February

Starting February 1, 2026, amendments come into effect that prohibit taking out two preferential mortgages for one family. Previously, there was no such ban: each spouse could take out a family mortgage without indicating the other as a co-borrower.

This tool was actively used: some bought housing for children or parents, some considered real estate as an investment, and some gradually improved their living conditions, for example, first taking a two-room apartment and then a three-room one for grown-up children.

From February 1, spouses will be considered as one borrower. Even if a family mortgage was taken out before the changes take effect, the family will not be able to take a second preferential loan. The state is returning the family mortgage to its original meaning—as a tool for solving the primary housing issue.

While the old rules are in effect, families still have the opportunity to take out a second preferential mortgage. But it«s important to hurry: the window of opportunity is closing.

January Promotions: «0-0-30» Installment Plan and Discounts up to 10%

In January, when buying an apartment under construction from Atom on mortgage, you can save up to 10% of its cost.

Also, until the end of the month, the «0-0-30» program is in effect for apartments in the above-mentioned complexes. The name is deciphered as follows: the first 0—the down payment amount (from 0% of the cost), the second 0—no overpayment, 30—the maximum number of installment months. Payment in equal monthly installments starts from the second month, and the larger the down payment, the greater the discount for the buyer—from 1% to 10% of the price.

Calculation: a two-room apartment of 51.1 m² (550 sq ft) in «Quarter on Turbinka» costing 7,900,000 rubles (about $79,000). With a 50% down payment (3,950,000 rubles, about $39,500) the buyer gets a 5% discount (395,000 rubles, about $3,950). The final cost of the apartment is 7,505,000 rubles (about $75,050). The remaining amount (3,555,000 rubles, about $35,550) is paid in equal installments—118,500 rubles (about $1,185) per month over 30 months.

In addition, in January, apartments in Atom«s residential complexes under construction can be taken with a down payment of 10% of the apartment»s cost and receive an interest-free installment plan until June 30, 2026. Depending on the size of the down payment, discounts are provided, and the monthly payment can be set independently, from 0 rubles.
