A new trend is gaining popularity on social media — what real estate can be bought for the price of a new smartphone. Initially, it was about Vorkuta, where apartments are sold for 100,000 to 200,000 rubles (about $1,100–$2,200 at current rates) each. The city beyond the Arctic Circle has been losing residents lately, and housing there is given away at a throwaway price, just so someone takes it. People, especially remote workers, joke that instead of a new phone, you can buy an apartment and live there peacefully.

The editorial team of 71.RU decided to find out if anything can be bought in Tula Oblast for 180,000 rubles (about $2,000 at current rates) — exactly how much a new iPhone in the top configuration costs. And surprisingly, there are more than just two or three options.

The owner did not provide higher quality photographs of the property.

The most affordable option found on a popular classifieds portal was a dacha (a Russian country house) with an area of 16 square meters in the village of Temryan, Belevsky District. Cost — 80,000 rubles (about $900). For this money, you can buy a small brick house and a plot of 10 ares (about 0.1 hectares). Naturally, you can forget about amenities — there is only electricity, and the toilet is outside.

The dacha«s territory requires regular maintenance and attention.

You cannot register residency either — the house is located on the territory of a garden non-commercial partnership. On the plus side — there is a public transport stop nearby and the Oka River.

A more expensive but worse option is located in Pervomaysky, on the territory of the garden partnership «Oktyabr». There, for 90,000 rubles (about $1,000), you can purchase a house with an area of 12.1 square meters and a plot of 5 ares.

There are no utilities or amenities. It will also be impossible to bring electricity in the future — the owner indicates that a gas pipeline is to blame. Essentially — this is a shed where you can at most store tools.

The house appears to be in need of significant renovation.

Options for 100,000 rubles (about $1,100) begin with a dacha in the Pervaya Shakhta microdistrict of the city of Uzlovaya. There, a two-room dacha with an area of 20 square meters is for sale. The owner indicates that the territory requires care. The plot area is 6 ares.

The owner notes that electricity is brought to the boundaries of the plot and there is a possibility to connect electrical appliances.

Additional pluses — new roof on the house, presence of a well on the plot, and the possibility of residency registration.

The last option for 100,000 rubles is a dacha house with an area of 15 square meters in Shvartsevsky. There are no amenities on the plot, and no utilities either. However, the owner notes that the house is dry and has a basement inside. However, it is also not suitable for residency registration.

There is infrastructure nearby, such as a school, hospital, and kindergarten.

For 130,000 rubles (about $1,400), you can purchase a dacha with an area of 18 square meters and a plot of 6 ares in SNT «Vishyonka», three kilometers from the Sokolniki microdistrict.

Here there is electricity, but no gas, water, or sewage. On the plus side — there is a gazebo and water containers on the plot, for watering the garden and vegetable patch.

For 140,000 rubles (about $1,600), you can purchase a two-story brick dacha with an area of 15 square meters and a plot of 6 ares in the garden partnership «Resurs-2» in Bogoroditsky District.

Utilities are absent, as the owner reports, and the interior of the building requires repair. However, electricity can be connected — an electric pole is located near the plot territory.

Also for 140,000 rubles (about $1,600), you can purchase a dacha with an area of 40 square meters on a plot of 5 ares near the village of Obukhovo in Alekseinsky District.

Advantages — the house is made of brick and residency registration can be arranged. Disadvantages — no utilities, and the building itself requires repair. However, the owner notes the possibility of expansion if it is possible to convince neighbors to give up vacant plots.

For 150,000 rubles (about $1,700), you can purchase a house with an area of 16 square meters on a plot of 7.6 ares in SNT «Yubileyny» in Kireyevsky District.

Pluses — there is electricity, stove heating, and summer water supply. Minuses — no gas, and the toilet is outside.

As the owner reports, the water utilities are new, and the floors were recently replaced.

And finally, a house for 180,000 rubles (about $2,000) — exactly the cost of an iPhone. For this money, you can purchase a plot of 43 ares with a house of 47 square meters. All this is located in the village of Ryazanovka in Kurkinsky District.

There are no utilities on the plot or in the village, as the owner admits. Also, infrastructure and any institutions are completely absent. Besides this, the building needs repair.

Only one plus — the house is located on the outskirts of the village among birch trees, meaning the view is picturesque. Besides this, residency registration is possible.

This ends the options for housing that can be bought instead of a top smartphone in Tula Oblast. As you can see, none of these options come close to the apartments in Vorkuta. But here, as the proverb goes, «it»s better here than there«.
