Vladivostok House Rentals Drop in Price, Outshine Apartments

The rental of private houses in Vladivostok is undergoing a crisis, which could affect price formation in the real estate market of Primorye. Compared to 2023–2024, the price has decreased by 5,000 to 15,000 rubles (approximately $50 to $150 at current rates) for properties of all categories. According to realtor Yegor Sharapov, this means that demand criteria have expanded, and private houses are attracting not only large families or wealthy people.
“The situation is such that people«s salaries and opportunities have not moved forward — they remain at the level of 2022, at most 2023. At the same time, there is a trend towards increasing costs, the basis of which, naturally, is laid by mortgages, their programs, and the accompanying rise in the cost per square meter in new buildings. Land does not become so expensive, and few private properties are built on it. It has maintained its value, demand for it has grown, and owners, not wanting to lose income, are making concessions,” Sharapov said.
He noted that the maintenance of properties also plays a role — if maintaining an empty apartment in winter involves concerns about heating and ventilation, a house cannot be left empty. Also, according to him, the profile of house renters and search criteria have changed.
“Lately, people are willing to live even in houses for sale. For them, this means they might have to move out at any moment. And there are more serious requirements from owners regarding the maintenance of the house and territory. This is not an apartment, where new owners will likely do renovations, and even that is not certain. But such houses, say, a townhouse in the suburbs of 80–100 square meters (approximately 860 to 1,080 square feet) can cost 60,000 to 80,000 rubles (approximately $600 to $800 at current rates), while in the city you can«t rent such an apartment for that money,” the realtor concluded.
Experts from the portal Mir Kvartir (World of Apartments) have also noticed that house rentals have decreased. According to analysts, in 2025, the drop in rates in Primorsky Krai was –52.1%, and now the region is in 13th place with an average price of 52,000 rubles (approximately $520 at current rates) per month.
Apartment rentals in Vladivostok have become unaffordable for those who previously always rented housing. Some renters have switched to apartments with more democratic prices, giving up some suitable conditions. A manager for apartment selection at one of Vladivostok«s agencies noted that due to the high pace of housing construction, apartments purchased for investment are falling in price.
People are increasingly moving to where it«s cheaper and turning a blind eye to some factors. But by the end of the year, a drop is possible, and if there is growth, it will be very small. Specialists predict a decrease in cost in the next two years due to market oversaturation.
